SUMMARY & PURPOSE OF POSITION:

The Project Manager position requires a background of experience or education in the construction industry. The Project Manager will be responsible for project execution (daily), to make sure projects are completed in accordance with the project schedule and previously established budget. This position is located in Seattle / Tacoma, WA area and will be tasked with many key construction pieces of a project, and is responsible for making sure project(s) are completed as required by the project's SOW/RFP. The Project Manager is ultimately responsible for a project's success, including complete Owner satisfaction when the project is finished. This position reports to the Senior Project Manager and / or Project Executive. This position may require occasional travel to project jobsite locations, which could include government military bases. To authorize access, the government will check for a clear background screening and ensure possession of a valid current driver's license. Due to these criteria, anyone in this position must have a clean background check and a valid current driver's license.

RESPONSIBILITIES & TASKS:

  • Assist the Senior Project Manager in project decisions, including compiling, updating and maintaining project schedules and budgets. Must know how to produce construction schedules, including project phasing and cost loading.
  • Assist Project Superintendent and other field staff with coordination and communication to the design team and / or project subcontractors and vendors in order to meet the projects installation needs.
  • Create, process and distribute construction documents including subcontracts, meeting notes, RFI's, Change Orders, Payment Applications and proposal requests.
  • Be prepared and knowledgeable of the project specifics. Have a complete understanding of the RFP, the proposal and overall scope of work. Conduct progress/PDT meetings and hold the project team accountable for their deliverables.
  • Acts as the main communication hub to coordinate, problem solve and disseminate documents to the appropriate project team members through the appropriate project hierarchy of communication to meet expectations. Will manage all project and / or estimating documents that pertain to the job.
  • Assist in interpreting project specifications and document scopes and assist in writing and negotiating contracts. Will draft scopes of work for contracts to subcontractors.
  • Support the project team by becoming an integrated part of the delivery team to provide a single clear, accurate and responsible solution to the owner's needs.
  • Will use personal knowledge of construction and project management to not only become proactive in locating project deficiencies and risk, but in offering constructive solutions to mitigate risk from the delivery of the project.
  • Some clerical duties to include but not limited to scanning, filing and copying, mailing, printing, etc. Will work in Microsoft Office extensively.
  • Other duties as assigned.

Job Requirements

  • Bachelor's degree in construction or related field, such as Engineering OR 5 years of construction management experience.
  • Experience as a Project Manager in design / build government healthcare projects preferred.
  • Superior proficiency in Microsoft Suite applications. Highly proficient with scheduling software. Accurate, updated and thorough with few mistakes. Adhere to the project schedule and deliver projects on time according to schedules.
  • Create and maintain budgets.
  • Familiar with LEED or other requirements and hospital codes.
  • Excellent problem solving skills that demonstrate sound judgment when encountering complex problems.
  • Demonstrate a high level of commercial construction industry knowledge while performing job duties.
  • Demonstrates a strong work ethic and a professional attitude towards colleagues.
  • Excellent verbal and written communication skills.
  • Attentive to details.
  • Highly proficient in time management, organization, planning and prioritization.
  • Proven initiative, positive attitude, and team oriented, self-motivated and highly enthusiastic.
  • Ability to manage changing priorities, meet deadlines and adapt to a changing business environment.
  • Willing to travel as needed, 10 - 20% or less of the time.

PHYSICAL DEMANDS

  • Ability to travel for extended hours and periods at a time. Travel may be required 10 - 20% of the job. While on job sites, will be subject to indoor and outdoor environments and could be exposed to hazardous materials and loud noises.
  • Ability to navigate through a construction site.
  • Subject to stooping, grasping and climbing while visiting jobsites.
  • Ability to operate a computer and respond to emails, create reports and other documents.
  • Ability to communicate in person, by phone and electronically.
