Position Summary:

The Service Supervisor is responsible for:

  • Developing, leading, and managing an “A Player” service team that is responsible for the maintenance and repair of all Sunrise Communities properties, structures, systems, grounds, and equipment for well-kept, scattered-site properties in the Detroit Metro Area. These properties do not have extra amenities (e.g. pools, fitness centers, etc.).
  • Driving effective and efficient completion of unit turns and work orders, delivering the highest level of customer service, and maintaining all Sunrise Communities assets and grounds in excellent condition.
  • Maintaining incident and injury-free communities through safe work practices and proactive identification and mitigation of hazards.
  • Collaborating with the customer experience team to achieve community and company goals.

Essential Job Functions:

  • Directs day-to-day operations, administrative tasks, and record-keeping, ensuring compliance with company and community standards.
  • Supervises, schedules, and trains the service team in the maintenance and repair of HVAC, electrical, mechanical, plumbing, masonry, roofing, and interior finishes.
  • Implements routine maintenance programs to meet community standards, inspecting, documenting, and resolving deficiencies for optimal curb appeal.
  • Assists in developing and controlling the service & facilities operating budget, managing expenses within budget limits.
  • Utilizes AppFolio property management software to manage work orders, inspections, unit turns, and maintenance inventory.
  • Reviews, prioritizes, assigns, and schedules Work Orders, ensuring timely completion according to community standards.
  • Manages apartment turnover to meet company goals and ensure resident satisfaction upon move-in.
  • Follows company procedures for purchasing and storing maintenance materials at the best possible price and terms.
  • Prepares scopes of work for third-party contractors, evaluates quotes, approves work, and inspects work to ensure quality and compliance.
  • Acts as a safety ambassador, promoting safe work practices, conducting safety meetings, inspections, and resolving hazards.
  • Manages service team performance.
  • Hires and develops a team aligned with Sunrise Communities’ values and standards.
  • Oversees on-call service program for after-hours emergencies.
  • Performs all duties in compliance with local, state, federal regulations, and company policies.
  • Other duties may be assigned based on company or community needs.

Qualifications and Experience:

  • High school diploma or GED.
  • 5-7 years of multifamily maintenance experience or equivalent education, training, and experience.
  • Valid driver's license, insurance, reliable vehicle, and clean MVR required (for operating company vehicles).
  • EPA Type 2 or Universal Certification preferred.
  • Proficient in HVAC systems, electrical, mechanical, plumbing, carpentry, flooring, painting, masonry, roofing, and appliance maintenance and repairs.
  • Excellent interpersonal skills for effective communication with team members, residents, vendors, and diverse backgrounds.
  • Strong verbal and written communication skills in English.
  • Availability for rotating on-call shifts to respond to emergencies.

Physical Requirements:

  • Perform various physical activities, including walking, sitting, standing, stooping, squatting, crawling, kneeling, reaching, climbing, and balancing for extended periods.
  • Lift/move objects weighing up to 50 pounds.
  • Possess vision abilities for close, distance, color, peripheral, depth, and focus adjustment.
  • Adequate hearing abilities to detect alarms, moving equipment, verbal instructions, and conversations.
