Superintendent (Synergy Modular)
The Superintendent oversees the day-to-day field operations of commercial, mixed-use, and residential projects at Synergy. This position requires the ability to create and execute strategies for project success on the field side from the ground up; to ensure people have the tools and knowledge to do their jobs well; and to maintain accountability and compliance with company policies and processes, applicable laws and regulations, and all safety requirements. The Superintendent supports the field team to stay effective and productive through clear communication, relationship management and appropriate work assignments. This position manages all levels of general foremen, foremen, carpenters and laborers as well as subcontractors and vendors.

Principal Accountabilities
• Must have a strong personally driven work ethic and be accountable to and along with team members for the overall success of the project.
• Able to work well with other team members and Synergy management.
• Bring knowledgeable insight to the project team as well as being receptive to insight from others to achieve solid and wise decisions in planning, creating solutions, and processes.
• A strong understanding of project costs and success in achieving budget.
• Assist in development of project subcontract scopes with the PM.
• Assist PM in development of the project schedule if required. Prepare weekly look ahead schedules for subcontractors and Owners. This includes meeting with the PM on a weekly basis to ensure accuracy of the overall project schedule and percentage complete.
• Conduct weekly subcontractor coordination and safety meetings.
• Able to conduct and facilitate OAC (Owner, Architect, Contractor) meetings on a weekly or bi-weekly basis.
• Understand subcontract and material contracts to ensure proper procurement and implementation.
• Coordinate scheduling of subcontractors, consultants, inspectors, and vendors to complete each project on time.
• Monitor all work and materials to ensure quality control standards are met at all stages of the project.
• Communicate with the project team and support each subcontractor to execute his job duties effectively and efficiently.
• Perform inspections or schedule inspectors to meet the varying safety and compliance regulations of each job location.
• Schedule and maintain logs for all building inspections by authority having jurisdiction and private inspectors.
• Accurately record and submit field team timecards and purchase orders.
• Maintain a written daily log of visitors, job actions performed, materials expended, and problems resolved on the job site.
• Identify and resolve problems and conflicts through RFI submittals, organizing meetings and cooperating with team members, architects, consultants and owners.
• Set an example in keeping the job site organized and clean, including meeting standards for waste disposal and environmental protection.
• Develop and manage training, education and development requirements and programs for all direct reports as appropriate to the position.
• Ensure all field construction processes and procedures are adhered to by the appropriate personnel.
• Assign personnel and manage field teams to ensure projects meet or exceed estimated profit goals and exceed contract deadlines.
• Understand and manage project pipeline demands against workforce and capabilities.
• Develop approach or process to create a solid culture of safety in project teams.
• Develop and maintain strong relationships with inspectors and local municipalities.
Synergy 2020 Construction Superintendent
• Develop and maintain strong relationships with subcontractors including performance evaluations and
feedback.
• Assist the PM with obtaining appropriate supporting information and RFI’s to accurately address
Change Orders if needed.
Experience/Skills/Education
• 10 years of varied construction experience, including 5 years’ experience in a strategic or direct
management role as a Superintendent with demonstrated ability to successfully lead high-performing
teams.
• Modular construction experience is preferred, but not required.
• Bachelor’s Degree in Engineering, Construction Management, or related field. Commensurate
experience will be considered.
• Knowledge of differing types of project delivery (Design/Bid/Build, GCCM, IPD, etc.) and how delivery
affects project team make up.
• A good understanding of local codes and requirements.
• Strong knowledge of OSHA and safety requirements of local jurisdictions having authority.
• CESCL, Leed Certification and Greenbuild Training. Commensurate experience will be considered.
• Must have well-rounded knowledge of civil, concrete, both metal and wood framing, exterior weather
barriers, cladding, multiple roofing assemblies, MEPF coordination, elevators, interior finishes,
landscaping, storefronts, for both residential and light commercial improvements.
• Proficient in MS Office Suite of tools.
• Procore experience is a plus.
• Highly skilled in schedule management and forecasting (MS Project Preferred).
• Superior interpersonal and communication skills (written and oral) supporting the ability to form
strong relationships quickly.
