FULL DESCRIPTION: The Property Manager is accountable for all community operations. The Property Manager will administer all phases of community operations and effectively manage and coordinate persons, activities, and available resources in order to accomplish community objectives as set forth by the Regional/District Property Manager and company. In addition, the Property Manager will train the Assistant Property Manager to assume all managerial duties in the event of the Property Manager's absence.
The selected candidate will be responsible for:
  • Responsible for offices opening on schedule, condition of office, and community curb appeal.
  • Hires, trains, motivates, and supervises all on-site staff in order to achieve operational goals of the company. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.
  • Attends and participates in training seminars as requested.
  • Ensures all on-site staff has enrolled in and completed necessary courses.
  • Provides comprehensive feedback to non-performing employees. Facilitates disciplinary procedures and documentations up to and including terminations of employment if necessary.
  • Develops an integral team that effectively sells the quality and professionalism of the company.
  • Provides clear and concise instructions for effective management of on-site staff.
  • Working with the RM/DM, the property manager will assist in budgeting for each upcoming calendar year. The property manager is responsible for staying within the established budget guidelines throughout the year.
  • Review financial report monthly and be able to explain variances.
  • Ensures that all rents are collected when due, and posted in a timely manner.
  • Performs evictions and utility cut-offs as required on delinquent rents.
  • Constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificates of insurance. The property manager is responsible for approving and submitting all invoices to corporate office for payment.
  • Reports all liability and community incidents to the corporate office immediately. Ensures that all workers' compensations claims are reported and proper paperwork is completed.
  • The property manager will complete any pertinent safety checklists with maintenance staff.
  • Physically walk and inspect community on a regular basis; inspects vacant inventory homes.
  • Reviews weekly reporting for accuracy.
  • Coordinate with sales and maintenance to ensure communication of move outs and any lot upkeep needed of said move out.
  • Work closely with the Maintenance Supervisor to monitor and schedule all maintenance activity.
  • Conducts staff meetings on a regular basis.
  • Ensures completion of various daily, weekly and monthly reports in a timely and accurate manner.
  • Reviews reports and makes operating recommendations.
  • Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
  • Develop, maintain and implement marketing plans.
  • Reviews rent increases and prepares budget increase recommendations according to the operating budget and market conditions.
  • Prepares and follows guidelines of community operating budget and makes recommendations for ways to maximize income and minimize expenses.
  • Supports overall marketing efforts and offers input and suggestions in regard to promotions, advertisements, etc.
  • Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
  • Makes recommendations and oversees the editing of the community newsletter
  • Reviews prospective residency applications.
  • Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
  • Performs variety of duties associated with maintenance and related programs.
  • Becomes active in local business community and develops rapport with residential community.
  • Transports residents and/or prospective residents via motorized vehicle throughout Community grounds.
  • Position duties and work schedule may change according to business needs at any time or as instructed by management
The selected candidate will also possess:
  • Minimum Education: High School
  • Minimum Experience: 2 Years of on-site management
  • Preferred Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
  • Preferred Education: Bachelor's Degree
  • Minimum Field-of-Expertise: Sales/multi-family property management experience
  • Valid driver's license and good driving record.
  • Yardi Software a plus, but not mandatory
  • Problem Solving - Identifies and resolves problems time efficiently; Gathers and analyzes information; Develops solutions; Uses reason.
  • Project Management - Develops project plans; Coordinates projects; Communicates changes and progress; Manages project team activities.
  • Team Leadership - Includes staff in planning and decision-making processes; Makes self-accessible to staff; Develops subordinates' skills and encourages growth; Seeks to improve processes, products and services.
  • Cost Consciousness - Works within approved budget; Develops and implements cost saving measures; Conserves company resources.
  • Oral Communication - Speaks clearly and persuasively; Listens and gets clarification when necessary; Responds informatively to questions.
  • Written Communication - Writes clearly and concisely; Edits work; Varies writing style to meet specific needs; Presents data effectively; Able to read and interpret written information.
  • Planning/Organizing - Prioritizes and plans work activities; Uses time efficiently; Plans for additional resources; Sets goals and objectives.
  • Teaching/Training & Clearly explains concepts; Varies presentation style to satisfy different learning needs.
Salary Range: $60k-$67k/yr
