Job Summary

Job Summary: Under the supervision of the 105(l)L Project Manager, job incumbent is responsible for building maintenance tasks at TCC owned and operated facilities and TCC Remote 105(l)L leased facilities. Incumbent performs activities concerned with the operation, repair, maintenance, preventative maintenance and construction of health care facilities, equipment, buildings, and grounds to minimize disruption and improve efficiency. Incumbent will perform maintenance duties to support compliance activities and documentation for accreditation standards, building codes, and guidelines associated with healthcare and business occupancies.
Adhere to the TCC Ch’eghwtsen’ model of service and guiding principle which requires providing timely and effective service along with the ability to interact with others in a way that inspires trust and demonstrates respect, compassion and empathy.


Essential Functions

Essential Functions: This list is ILLUSTRATIVE ONLY and is not a comprehensive listing of all functions and tasks performed by incumbent(s).

Representative Duties:
Under direct supervision of the 105(l)L Project Manager, the job incumbent:
1. Travel to remote villages on short notice to provide emergency or routine maintenance services to health facilities and ensure all systems are operable and in good repair.
2. Receives daily assignments.
3. Work with Facilities staff to train and mentor other facility technician staff.
4. Perform operation and maintenance work on buildings, building systems, grounds, equipment, and tools.
5. Daily maintenance log checks and documentation of work completed.
6. Perform basic mechanical troubleshooting for routine and/or critical repair of systems and components. Be able to provide or move forward with appropriate corrective measures of heating and cooling systems, plumbing systems, electrical, routine maintenance service and related equipment. Perform or assist with maintenance duties including minor electrical repairs, plumbing repairs, light carpentry, painting and mechanical work.
7. Perform annual maintenance on critical facility systems such as HVAC, boilers, fire alarms, generators, and water treatment systems.
8. Ensures repair of structural items such as doors, floors, windows, walls, partitions, ceilings, plumbing, electrical and exteriors of buildings.
9. Complete work orders in a timely manner according to priority. Provide feedback to customers as necessary.
10. Maintain the work area and equipment in a clean and orderly condition and follow prescribed safety regulations.
11. Move office furniture, boxes, and other materials. Assist purchasing, receiving, and support services with large shipping and receiving orders.
12. Perform grounds maintenance including removal of litter, lawn care, sign maintenance and winter shoveling/sanding.
13. Assist in identifying, maintaining and tracking parts and supply needs, research costs, and provide information for cost effective purchases.
14. Maintain strict confidentiality.

Other Responsibilities:
1. Perform other job-related duties as assigned.


Minimum Qualifications

Minimum Qualifications:
1. High school diploma or GED.
2. Four years’ experience in operation and maintenance within facility maintenance department or in building trade or three years mechanical, HVAC, plumbing or electrical experience.
3. Experience in maintenance or construction/renovation in a health care setting is preferred.
4. Must be able to lift and carry at least 50 pounds.
5. Good computer skills, with emphasis on Windows, spreadsheets and word processing.
6. Valid driver’s license and remain insurable under TCC insurance policy.
7. Must pass background check pursuant to federal Indian Child Protection and Family Violence Prevention Act requirements.

Knowledge, Skills & Abilities:
1. Advanced practical knowledge of various mechanical systems such as heating, cooling, plumbing, pipefitting, electrical, carpentry, painting, and grounds maintenance. The position must be able to complete preventive maintenance, troubleshoot, and repair basic mechanical systems and equipment with and without supervision.
2. Familiarity with tools and equipment necessary for custodial and maintenance services.
3. Diagnostic skills for organizational, operational and systems problems.
4. Required to use judgment when performing and planning to perform his/her tasks.
5. Ability to work independently and in a team environment.
6. Ability to follow verbal and written instruction and work with minimal supervision.
7. Ability to read construction drawings and O & M manuals.

Supervision:
This position has no supervisory responsibilities.


Supervision

Physical Demands: Frequent short notice village travel required. Job incumbent may be subject to harsh environmental conditions when traveling. Conditions include but are not limited to the following: travel by small unpressurized aircraft, travel by 4WD vehicles, boats, snow machines, and all-terrain vehicles to existing and possible future locations of TCC owned/operated facilities in remote communities, lack of running water, poor heat, and extreme weather conditions. Job incumbent must be able to lift and carry up to 50 pounds in support of equipment and supplies on village trips, sometimes by foot between airstrips and villages. Work requires recurring bending, climbing and crawling within and around buildings and small spaces.

Summation

Summation: Must be able to self-prioritize numerous tasks and work closely with others to achieve goals and meet assignments. Incumbent often will work in Rural Alaska, and must have a good understanding of Rural Alaskan lifestyle and be culturally sensitive to the communities’ needs and desires without putting the project in jeopardy.
