Job Summary: The Project Accountant will be responsible for managing the financial aspects of real estate development projects. This includes budgeting, forecasting, financial reporting, and ensuring compliance with financial regulations. The ideal candidate will have a strong background in accounting, excellent analytical skills, and experience in the real estate industry.

Key Responsibilities:

  • Financial Management: Oversee all financial aspects of assigned real estate projects, including budgeting, forecasting, and cash flow management.
  • Project Budgeting: Prepare and maintain detailed project budgets, ensuring accurate tracking of all costs and expenses.
  • Cost Control: Monitor project expenditures and identify cost-saving opportunities to optimize project budgets.
  • Financial Reporting: Prepare and present monthly, quarterly, and annual financial reports to senior management and project stakeholders.
  • Compliance: Ensure all financial activities comply with company policies, industry standards, and relevant regulations.
  • Accounts Payable/Receivable: Manage accounts payable and receivable processes, including invoice processing, payment approvals, and collections.
  • Audit Support: Assist with internal and external audits by providing necessary documentation and financial information.
  • Collaboration: Work closely with project managers, developers, and other departments to provide financial insights and support decision-making processes.
  • Documentation: Maintain accurate and organized financial records and documentation for all projects.
  • Variance Analysis: Conduct variance analysis to compare budgeted vs. actual project costs and identify areas for improvement.

Qualifications:

  • Bachelor's degree in Accounting, Finance, or a related field.
  • CPA or CMA certification is preferred.
  • Minimum of 3-5 years of accounting experience, with a focus on real estate development or construction accounting.
  • Strong understanding of financial principles, budgeting, and cost control.
  • Proficiency in accounting software and Microsoft Office Suite, particularly Excel.
  • Excellent analytical, organizational, and problem-solving skills.
  • Ability to manage multiple projects and meet deadlines in a fast-paced environment.
  • Strong communication and interpersonal skills.
  • Knowledge of real estate development processes and terminology is a plus.
