TECTONIC DESIGN BUILDPreconstruction Manager
At Tectonic Design Build, our Preconstruction Manager (PCM) plays a crucial role in ensuring design projects are managed for successful construction. The PCM is responsible for evaluating design plans for buildability, developing project scope and budget, and acting as a key touchpoint for the clients throughout design to build. The PCM is able to juggle multiple projects, has extensive building knowledge (including local Boulder County requirements), and has an aptitude for details and numbers in building accurate budgets.
The exempt, salaried pay range for a Preconstruction Manager is $85,000 - $110,000, commensurate with experience.
Directly reports to the CEO / supervised by: CEO Responsibilities Collaboration
  • Develop trusting relationships with clients to move them through the Tectonic Design Planning process
  • Maintain consistent and clear communication with clients in Buildertrend throughout the duration of their project
  • Create and maintain positive relationships with all existing and future vendors and trade partners
  • Work seamlessly with all design and production partners within the Tectonic team
Design Planning
  • Onboard all new client projects for success
  • Site walks for existing conditions, obtaining measurements, and field verifying plans
  • Review project plans, specifications, and client requirements to develop a comprehensive scope of work
  • Adapt scope of work throughout design planning process
  • Review project plans and specifications for buildability
  • Work within Buildertrend to manage the design budget. Coordinate design trade partners, issue POs.
  • Work within Buildertrend to build a comprehensive build budget, starting with conceptual budget and updating through each phase of design
  • Coordinate with vendors to obtain pricing on materials.
  • Coordinate with trade partners to gather estimates, and pricing for labor and services
  • Finalize estimate with trade partner bids, material take-offs, and field team labor
  • Provide timely updates to Design team on budget variances
  • Attend all client meetings and support Design team as needed
  • Present budget and scope of work to clients
  • Address any issues, concerns, or changes to project scope or budget in a proactive and timely manner
Production
  • Onboard Production Manager by briefing on specifications, plans, and estimate
  • Support Production team with mobilization and production, as needed
Requirements
  • 8 years as a residential construction Project Developer / Estimator or Preconstruction Manager (AJS $1m )
  • Proven track record of residential building knowledge and code (GC license preferred but not required)
  • Proven track record of creating detailed, accurate and thorough budgets Proven track record of producing detailed and comprehensive written scopes of work
  • Strong understanding of construction processes, materials, and methods Excellent analytical and problem-solving skills with a keen attention to detail Expert Level User in Buildertrend
  • Proficiency in take-off software: Stack or Similar
  • Effective communication and interpersonal skills with the ability to collaborate and build relationships with diverse stakeholders.Hey Ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines in a dynamic environment.
  • Experience in value engineering and cost optimization techniques is a plus Strong negotiation skills and ability to drive consensus among stakeholders
  • Demonstrated ability to work independently with minimal supervision Ability to work cross-departmentally to support design, build, project dev, marketing, sales
  • Ability to travel across Boulder County for project management
