Description/Job SummaryThe Building People, LLC, has a position open for a full-time On-siteFacilities Project Manager. The Project Manager will have the responsibility for the entire campus. The position requires proficient knowledge of proper maintenance and performance, financial accountability, and verifying all general maintenance has been completed. The position requires going on roofs, climbing ladders, escorting other contractors, and verifying all tasks are completed to ensure the building stays operational. Responsibilities/Duties
Functional responsibilities will be that of a Project Manager with a broad-based knowledge of lease activity, construction trades, and facility maintenance including:
Provide leadership and management support to the Facilities Team.
Primary liaison for client engagement and communication.
Experience working in secured environments.
Responsible for the overall management and coordination of the work required under this contract and shall act as a central point of contact with the Government. The PM has the authority to speak for and act for the Contractor in all matters related to providing services under this contract. During normal duty hours, the Project Manager shall be on-site and available within 30 minutes’ notice to meet at the facility with the Government personnel designated by the Contracting Officer to discuss problem areas. After normal duty hours, they shall be available at the facility within 2 hours.
Experience shall be in buildings of at least the similar size and characteristics of the building(s) to be operated and maintained. This includes but is not limited to experience in accomplishing preventive maintenance management and repairs to the following types of systems with similar rated capacities: Uninterruptible Power Supply (UPS) systems, large chiller plants, low-pressure boilers, computerized fire alarm systems, emergency generators, high voltage switchgear, and complex building automation systems.
The Project manager shall provide overall oversight and management of all responsible buildings, and teams, including maintenance activities, and ensure preventive maintenance programs are on schedule by interfacing with the CORs of the various contracts to include Maintenance, Custodial, Grounds, and Facility Site Service contracts. The Project Managers will be the direct link to the government representative.
The Project Manager shall monitor facility programs and services to ensure they operate efficiently by
assuring compliance with all certifications, life safety, fire prevention, and security program requirements; by inspecting and surveying activities that provide services such as plumbing, electrical utilities, water, building general maintenance, telephone, janitorial, fire safety, and elevator service.
The Project Manager will evaluate the data weekly from the CMMS reports to the COR on delayed projects, material status, the overall scope of the project’s status, budget reconciliation, and coordinate all meetings that are requested by the customer to comply with all KPIs.

Required Experience
As a minimum, project managers shall possess at least four (4) years of recent experience (within the past 7 years) as a first-line supervisor in directing personnel responsible for the accomplishment of similar operations, maintenance, and repair work of equal or greater complexity than this facility. Basic understanding of Large Chillers, Generators, BAS, and Remain in Place Equipment associated with large facilities, and government facilities.
Preferred Experience
Shall possess at least 10 years of recent (within the past 10 years) responsible experience in Federal Contract management and supervision of facility operations. It is highly desired that this experience includes facilities in adult education resident facilities, facility maintenance, food services, housekeeping, and human resources at facilities having the approximate size, characteristics, and service mix as our FLETC Complex.
