Full Job Description

M.L. Bell Construction, a renowned full-service Class A commercial general contractor, is seeking a dynamic and experienced Project Manager to oversee and manage commercial construction projects. The ideal candidate will have a strong background in project management, a keen eye for detail, and a passion for delivering high-quality results.

M.L. Bell Construction is a commercial general contractor located in Ashland, Virginia. We offer land development, construction management, design-build, and general contracting services. We approach every project with the philosophy, 'Build It Like You Own It.' This embraces our core belief that we treat every project as if we were constructing it for ourselves and reinforces our commitment that every project is a partnership with the owner. Relationships with our clients are the most important thing we build.

Responsibilities include but are not limited to:
  • Project Management: Manage the scope, schedule, and budget of commercial construction projects, ensuring they meet the highest standards.
  • Schedule Development: Develop and maintain construction schedules for owners, providing weekly updates.
  • Subcontractor Coordination: Manage subcontractor scheduling and notify them of any schedule changes in collaboration with the Superintendent.
  • Preconstruction Coordination: Work closely with the Preconstruction team on project estimates, long lead items, and potential issues.
  • Trade and Owner Coordination: Coordinate all project trades and owner requirements during the construction phase.
  • Stakeholder Communication: Liaise with owners, architects, and engineers on project details, change orders, RFIs, and submittals.
  • Permits and Inspections: Coordinate with municipalities to obtain necessary permits and schedule inspections.
  • Quality Control and Safety: Oversee field quality control and enforce safety protocols.
  • Material Management: Coordinate material orders with the Superintendent and Preconstruction team.
  • Budget Monitoring: Maintain and monitor project budgets, providing monthly reports.
  • Punch List Development: Create and manage punch lists, performing final walkthroughs with owners.
  • Owner Updates: Provide regular updates to owners on scope, schedule, and budget, including weekly or biweekly meetings.
  • Issue Resolution: Resolve scope and cost issues with subcontractors and owners, including managing change orders.
  • Invoice Management: Approve subcontractor invoices, ensuring they meet contract standards.
  • Site Meetings: Conduct weekly site meetings with Superintendents to review progress and address any issues.
The ideal candidate should possess:
  • Blueprint Reading: Ability to read and interpret blueprints accurately.
  • Industry Knowledge: Comprehensive knowledge of all CSI divisions and trades.
  • Attention to Detail: Strong understanding of construction processes and detail-oriented approach.
  • Computer Skills: Proficiency in Microsoft Suite and Procore.
  • Experience: Proven track record in managing commercial construction projects successfully.
