Job Summary: The Maintenance Supervisor is tasked with managing the maintenance operations of our residential property, ensuring top-tier quality and efficiency. This role entails leading a team of maintenance technicians, coordinating repairs and preventive maintenance activities and ensuring adherence to all safety regulations and company policies. The Maintenance Supervisor is pivotal in maintaining the property’s physical integrity and enhancing resident satisfaction by promptly resolving maintenance issues and ensuring the community is well-maintained and visually appealing.

Job Responsibilities: Including but not limited to

• Supervise and train maintenance personnel.
• Plan and coordinate a preventive maintenance schedule with the Property Manager and relevant subcontractors and vendors.
• Oversee the maintenance of all electrical, mechanical, and plumbing equipment on the property, either personally or through maintenance contracts, and maintain records of serviced areas and maintenance logbooks for electrical and mechanical equipment.
• Conduct regular community inspections and document issues in the property inspection logbook.
• Order repair parts and negotiate contracts with suppliers.
• Perform essential maintenance tasks, including painting, electrical, plumbing, and appliance repairs as needed.
• Diagnose malfunctioning equipment such as light fixtures, motors, and transformers.
• Replace defective electrical components of equipment, including relays, switches, motors, and position sensing devices.
• Replace damaged or broken wires and cables.
• Perform daily grounds keeping, pressure cleaning, and cleaning and organizing apartment units as needed.

Job Requirements & Qualifications:

• High school diploma or equivalent.
• 3-5 years of experience in maintenance.
• At least 1 year of experience supervising a team of maintenance technicians.
• HVAC/EPA certification is required.
• Availability to perform on-call emergency services as needed.
• Valid driver’s license and reliable transportation.
• Ability to lift a minimum of 60 lbs. and work an 8-12 hour standing shift.
