The Property Manager will oversee all operational functions at our affordable housing community, Villa Americana - a distressed asset in need of a leader who can provide clear direction to the staff and tenants. This role requires a proactive leader with a strong background in HUD property management, fair housing laws, and low-income housing tax credit (LIHTC) compliance. Your expertise will be crucial in leading the team, turning around the property, improving tenant satisfaction, and ensuring compliance with all relevant regulations.

Responsibilities:

• Schedule, coordinate, and supervise on-site staff to ensure operations and compliance with HUD requirements.
• Oversee rent collections processes, ensuring timely and accurate transactions.
• Manage HUD recertification requirements, ensuring all necessary documentation is completed accurately and submitted on time.
• Address tenant concerns and needs promptly and professionally.
• Performs regular property inspections.
• Enforce tenant house rules to ensure a safe, respectful, and orderly living environment for all residents.
• Ensure adherence to money management guidelines.
• Demonstrate excellent organizational and communication skills.
• Collaborate with the leasing agent to create a marketing campaign that maintains occupancy levels at 95% or higher.

Requirements

• Three (3) years of HUD property management experience required.
• Knowledge of tax credit program preferred but not required.
• Proficiency with YARDI property management software preferred.
• Proficient in MS Office suite.
• Valid driver’s license and proof of automobile insurance required.

Physical Requirements:

• Frequent bending stooping and reaching in all directions.
• Repetitive use of hands and fingers for data entry using a keyboard.
• Standing for extended periods of time.
• Walking for extended periods of time inspecting units.
• Must be able to lift up to 25lbs.

Education: High School Diploma or GED
