Job Description
As a Project Manager, the ultimate responsibility given is to impact the positive financial outcome of the Project while attaining Customer Satisfaction. Whether the Project is large or small, attention to detail , understanding of the Project, organization and planning are going to be the difference between success and failure in the endeavor.
A Project Manager has the responsibility of planning, executing and closing out Projects.
Planning begins with the understanding of the entire set of building drawings with obvious attention to the Mechanical Systems and how they operate and fit into the building architecture. This includes:
  • Analysis and understanding of the Mechanical System
  • Analysis and understanding of the entire set of Construction Drawings: Architectural, Structural, Mechanical, Electrical and Plumbing
  • Analysis and understanding of Mechanical Specifications and Requirements
  • Analysis and understanding of Project Scope and Contractual Obligations
  • Investigation and understanding of all mechanical equipment and distribution systems
  • Analysis and understanding of the Estimate
Project set up and execution begins once a thorough and systematic analysis of the entire set of Construction Documents and Estimate are complete. Responsibilities include:
  • Purchasing decisions on equipment and subcontractors
  • Submittals/cut sheets are obtained from suppliers and reviewed for compliance with specifications, design intent, building plans and incorporation into the building
  • Coordination of equipment and distribution systems within the building structural and architectural requirements
    • Autocad/REVIT/Autodesk MEP/Navisworks are tools
  • Coordination of equipment and distributions with other Mechanical, Electrical and Plumbing Systems
    • Coordination/collaboration with General Contractors/Construction Managers, and MEP Subcontractors
  • Equipment clearances focusing on service accessibility and operational requirements are critical
  • Understanding Temperature Control System requirements to meet Sequence of Operations
  • Solve potential problems before installation
    • Requests for information to the Design Team for clarification and/or alleviation of mistakes in Design
    • Solutions presented
    • Pricing of necessary changes
  • Construction schedule analysis and understanding to meet the critical path requirements of the installation
  • Schedule of Values for proper cost breakdown and billing
  • Analysis of Project tools and installation equipment required, requested and scheduled
Project Installation sets all organization, planning and set up into motion. It is time to build and install. Responsibilities include:
  • Project plans, coordination drawings, specifications and submittals are presented to the installing foreman in an organized professional manner giving a clear path, start to finish of the Mechanical Installation
  • Progress is tracked and analyzed for performance from start to finish
  • Meetings with the Construction Team coordinating progress and installation meeting project deadlines and goals
  • Manage manpower
  • Manage equipment and material timing, logistics and flow
  • Manage priorities
  • Availability to Project Foreman to answer questions and give direction
  • Safety Plan is communicated and policed
  • Monthly billings based on progress are communicated to the Controller for timely payment
  • Logging of improvements, triumphs and mistakes
  • Scheduling of subcontractors, controls, and start-up of equipment
  • Demand and command efficient and high level performance of installers
The installation is complete. The project must be closed out. Responsibilities include:
  • Assembly of Operation and Maintenance Manuals for the Service Department, Construction Manager and Owner
  • Meet Specification Close out requirements
  • Commissioning of equipment and controls including proper documentation
  • Provide as-built drawings
  • Managing the final complete satisfaction of the owner and customer
  • Project Analysis and Breakdown
