The Procurement Manager’s primary function will be to evaluate the entire portfolio’s operational and capital spend to ensure the firm’s portfolio of real estate assets are operating effectively and efficiently, in order to maximize value to ownership and deliver on exceptional service for our tenants & residents.
This will require an extraordinary ability to communicate with vendors and service providers, in order to negotiate favorable contracts along with back-end analytical work. The candidate will also advise on proper procurement process and procedures for our property management teams to ensure goods and services are process, paid for and delivered in a timely manner.
Responsibilities:
· Manages purchasing function for all properties under management, negotiating favorable terms and pricing as well as first-class service and support.
· Develops bid documents such as the scope of work, key performance indicators, vendor bid list and comparison summary, project schedule, price template, and non-pricing evaluation template
· Ability to demonstrate a natural passion and commitment for driving the best outcomes and operating in a fast-paced environment
· Strong negotiation, Interpersonal and leadership skills, comfortable with ambiguity and managing potentially conflicting views
· Maintain and review service contracts. Evaluate using contracts spanning the entire portfolio
· Ability to operate independently with limited business direction
· Focus on bulk purchasing opportunities across the portfolio that would lead to savings at the operational level
· Ensure all bulk purchasing programs are fully leveraged across all possible properties
· Assist in the on-boarding of new properties with respect to any procurement initiatives
· Experience with purchasing function related to property, facilities or real estate management organization.
· Negotiate quality, time and cost of service as well as other commercial terms and conditions
· Collaborate cross functionally to improve information flow between the procurement department and adjacent teams
· Review all invoices and address any discrepancies before processing.
Requirements:
· BA/BS degree in Business, Materials Management or equivalent
· 5 years of progressive procurement experience. Advanced knowledge of procurement principles, theories and processes
· 3 years of procurement in the real estate/construction/development field, preferably New York-based
· Must have strong negotiation skills and the ability to mediate situations among suppliers, employees, and others
· Excellent verbal and written communication skills
· Proven ability to lead, influence and motivate others
· Cross-functional business team environment experience preferred
