The Neighborhood Center is Hiring an Assistant Facilities Services Director Near Utica, NY

  • $23.07 - $25.64
  • 37.5-hour work week
  • M-F, 7:00 a.m. - 3:00 p.m. (work occasional evening and weekend hours as assigned)

The Assistant Facilities Services Director assists the Facilities Services Director as he/she supervises, plans and coordinates the efforts in meeting the physical plant needs of the agency. H/She assists in the oversight of the maintenance of buildings and grounds, provisions of utilities for the buildings, the restoration and renovations of facilities and new construction. The Assistant Facilities Services Director is responsible for assisting in the planning, organizing, developing and directing the overall operation of the physical plant in accordance with policies and procedures, current federal, state and local standards, guidelines and regulations governing our agency to ensure that it is a safe and comfortable environment.

  • Provides ultimate oversight for the overall work of the Custodial and/or Maintenance personnel;
  • Oversees the overall inventory and distribution of custodial and/or maintenance supplies and equipment;
  • Ensures that Custodial/Maintenance staff is trained in proper work practices and follow established safety procedures including body mechanics and ergonomics. Oversees that the custodial and/or maintenance equipment is in safe working order.
  • Responsible for the general framework for department employees assignments and schedules as well as the monitoring and evaluation of their work.
  • Develops long range maintenance and preventative maintenance schedules;
  • Oversees the response to complaints regarding facilities maintenance and takes appropriate action(s) to resolve problems;
  • Oversees the proposals of plans and specifications for alterations, repairs, new work, & labor and materials estimates as required;
  • Ensures the performance, condition and reliability of all plumbing, mechanical and electrical equipment to ensure efficient operation of all equipment;
  • Provides for 24 hour coverage for the boiler plants, HVAC systems and facility mechanical equipment;
  • Conducts regular assessment of facilities to identify needed improvements and repairs;
  • Ensures that outside services are properly completed/supervised in accordance with contracts/work orders.
  • Provides fiscal management for department operations to ensure proper utilization of financial resources.
  • Develops, evaluates and maintains written maintenance policies and procedures.
  • Performs a wide variety of maintenance and/or construction duties requiring moderate to heavy physical exertion;
  • Conducts and/or attends meetings as required;
  • Punctual and regular attendance is an essential responsibility of each employee. Employees are expected to report to work as scheduled, on time and prepared to start working.
  • Performs related duties as required.

REQUIRED QUALIFICATIONS:

  • Knowledge of and experience with efficient and effective methods of cleaning and maintaining building interiors, exteriors, and fixtures;
  • Knowledge of and experience with cleaning materials, disinfectants, and equipment used in performance of custodial work;
  • Knowledge of and experience with advanced use of hand tools and simple power tools and routine equipment maintenance;
  • Knowledge of and experience with methods, materials, equipment and operating practices involved in heating, ventilation and air conditioning (HVAC); plumbing; general maintenance and repair and building maintenance and repair work.
  • Knowledge of and experience with building codes and regulations.
  • Knowledge of and experience with fiscal aspects of overseeing a facilities services department.
  • A valid New York State motor vehicle operator’s (Class D, minimally) license is required.
  • Physical demands included are those representative of the industry and include the ability to stand, sit, walk, drive, use hand/fingers in use of tools, climb stairs, bend, squat, kneel, crouch as well as lift and carry heavy items at times within the scope of responsibilities.
  • Five (5) to ten (10) years of progressively responsible experience managing facilities and supervising staff including a combination of education and relevant experience with proven required knowledge and skills in the facilities management field with a minimum of a High School Diploma/ Equivalency Diploma required.
