Description

Summary

Plans, directs, and evaluates activities of workers engaged in maintaining and repairing physical structures of buildings and maintaining grounds as well as facility transportation and facility emergency preparedness throughout The Orchards properties by performing the following duties.

Essential Duties and Responsibilities

Teamwork with the following and all other duties and responsibilities assigned.

· Effective leadership that includes supporting core values, addressing zero tolerance behaviors and maintaining active communication with employees supervised.

· Directs employees or subcontractors engaged in painting and performing repairs to masonry, woodwork, furnishings, wiring, plumbing, call systems, HVAC and/or any other mechanical systems in all buildings or personally performs these repairs as necessary.

· Directs employees or subcontractors engaged in grounds maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.

· Receives and reviews daily work orders from e-mail, voice mail; maintenance logs or other means and assigns appropriate staff to each project. Adjusts work in progress when priority projects change.

· Develops, implements, and evaluates preventative maintenance schedules and tasks for equipment and essential systems

· Develops, implement and maintain organization and facility wide emergency preparedness and safety programs to include policies, procedures, and drills.

· Develops, implements, and evaluates resident transportation service including policies, procedures, provision and evaluation.

· Participates in the organizational budgeting process including the development and ongoing management of spend monthly financial reporting.

· Documents information required by federal, state, and local authorities pertaining to water temperatures, magnetic lock operation, fire and smoke door inspections, generator operation, fire drills, sprinkler inspections, range hood cleaning and suppression, fire system inspections, and fire extinguisher checks. Collects data in person or through logs maintained by subordinates.

· Plans, executes, and evaluates work flows and projects in general maintenance, room turnovers, hard floor surfaces, carpeted areas, building entrances, public space, dining rooms, and staff work areas.

· Other Responsibilities

· Verifies that items received match those invoiced. Approves vendor invoices and forwards to Accounting Department for processing.

· Purchases necessary products and services necessary to repair, maintain, or update equipment and rooms/apartments.

Supervisory Responsibilities

Manages Maintenance and Transportation employees throughout The Orchards properties. Is responsible for the overall direction, coordination, and evaluation of the departments. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience

Associates degree (A.A.) or equivalent from a two-year college or technical school in a program that specializes in equipment repair and/or construction trades is preferred. Requires at least two years of related experience, with at least one year as a supervisor or manager; or equivalent combination of education and experience. Complete annual state mandated training requirements (Regular In-services as well as any external training).

Language Skills

Ability to read and interpret safety rules, operating and maintenance instructions, and technical procedure manuals. Ability to write safety procedures, reports, and business correspondence. Ability to effectively present information in assigning projects and offering assistance to subordinates. Ability to present information and respond to questions or complaints from peers, residents, staff, management, subcontractors, and outside business contacts.

 

Ability to define problems, collect data, establish facts, and draw valid conclusions when prioritizing projects to be assigned, handling unusual situations that arise during the course of own work or that of subordinates, and in dealing with employee situations. Ability to apply education and experience when dealing with equipment problems or breakdowns, employing standardized or innovative solutions when maintaining and repairing facilities and grounds, and facilitating employee interactions. Ability to interpret an extensive variety of technical instructions in written, mathematical, or diagram form (blueprints and schematics).

Computer Skills

Uses e-mail to communicate with others internally and externally. Individual should also have knowledge of spreadsheet and word processing software for creating reports and correspondence.
