We are searching for a Director, Facilities – Preventative Maintenance will lead the company’s Facilities department in establishing effective programs, training and procedures at a national level to ensure quality and accuracy of executed work and to build career opportunities for facilities and maintenance personnel. This position has shared accountability with the Capital Projects team for identifying deficiencies, proposing solutions and successfully executing capital projects.

This position is based out of our central office in Chicago, IL.

Responsibilities: 

Leadership and Training

  • Provides leadership and development opportunities to the Facilities team.
  • Creates and maintains appropriate training and development to establish career paths in collaboration with other applicable departments.

Preventative Maintenance

  • Develops and maintains the ongoing administration of a preventative and predictive maintenance program.
  • Assures adherence to OSHA standards, federal, state and local laws and applicable company policies and procedures.
  • Develops, implements, and monitors the effectiveness of maintenance programs. Accountable for maximizing revenue, controlling expenses, and improving resident satisfaction.

Facilities Training

  • Provides technical expertise and develops training programs for facilities and maintenance personnel in areas such as mechanical, electrical, HVAC systems, plumbing, general construction, elevators, pools, fire & life/safety equipment, building automation systems and other pertinent building systems.
  • Establishes safety processes in compliance with OSHA standards and other applicable laws.
  • Assists property management and on-site personnel with the implementation of various operational programs including but not limited to training, demand side energy conservation, preventative maintenance, workflow direction, and vendor management.

Quality Control

  • Provides technical expertise and develops scopes of work for assigned capital projects.
  • Facilitates and conducts annual inspections and assessments to identify conditions, needs and budget expectations.

Qualifications

  • College graduate preferred, or an equivalent combination of education and professional experience.
  • At least 8 years of previous facilities management and supervisory experience, preferably within the student housing or a similar multi-family sector.
  • Demonstrated knowledge working with both vertical and horizontal buildings and high-rise boiler and chiller systems.
  • Strong problem-solving skills.
  • Willingness and ability to travel at least 50% in a year.
  • Flexible, thrives in a fast-paced environment and is comfortable with quickly re-prioritizing.
