As Maintenance Manager, you will:
Maintain a friendly, cheerful, and courteous demeanor at all times
Respond and attend to tenant's repair requests
Communicate with tenant to resolve maintenance issues
Complete structural maintenance (internal and external), turning units, completing work orders, assisting with grounds/curb appeal, snow removal and pool maintenance.
Perform scheduled preventative maintenance in apartments and public spaces as required.
Display above average engineering operations skills and strong general mechanical ability
Display basic knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, carpentry and finish skills, kitchen equipment, energy conservation, and/or general building
Perform all surface preparation, painting, minor drywall and wood trip repair, light bulb and A/C filter replacement and complete thorough clean-up of painting or repair area
Inspecting and repairing grout and caulking
Maintain pool, chemicals, and pool equipment
Test, troubleshoot and perform basic repair on all types of equipment (i.e., plunge toilets, change toilet seats, and unclog drains), electrical components including lamps, cosmetic items, extension cords, internet devices, replace electrical switches and outlets, and other apartment items. Program TV's and perform general engineering-related inventory duties.
Use the Lockout/Tagout system before performing maintenance work
Follow company safety and security policies and procedures, report accidents injuries and unsafe work conditions
Protect company assets
Work cooperatively with the entire team and communicate regularly with the Community Manager.
Gather three bids per project to ensure best value
Leads and ensures timely completion of capital projects, including but not limited to rehabs and major repairs
Visually inspect tools, equipment, or machines
Complete other duties and special projects as assigned
Skills and other requirements include:
HVAC and/or boiler systems experience
Water heaters, both electrical and gas
Pool certification
3 years managing and maintaining 200 units
High level knowledge of multi-family maintenance budgets including reading, managing, and creating
Dry walling, including paying and carpentry
Plumbing, including sweating copper pipe
Electrical, including outlets, switches and light fixtures
Troubleshooting appliance problems, including refrigerators, stoves, dishwashers and garbage disposals
Professional demeanor, a welcoming personality, and must be able to engage easily and actively connect with others.
Natural problem solving instincts
Speak with others using clear and professional language.
Maintain positive working relationships with others, support team and reach common goals, and listen and respond appropriately to concerns of other employees.
Clean professional appearance.
The Maintenance Manager role requires standing for long periods of time, or an entire shift. Grasp, turn and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination. Move, lift, carry, push, pull and place objects weighing less than 50 pounds without assistance and heavier lifting or movement tasks with assistance. Move up and down stairs, service ramps, and/or ladders. Reach overhead and below knees, including bending, twisting, pulling, and stooping.
