THE ROLE: The VP of Asset Management is responsibility to set the direction, strategy, and lead the team to meet and exceed the business plan. Leads the feasibility team to find, develop, run the financial analysis and present deals to the senior leadership team, Oversees and conducts the underwriting to meet financial hurdles and accountable for the pricing of product through the final sale or closing.

DAY IN THE LIFE:

  • Network with other builders, developers, brokers, and landowners to maintain market awareness and develop contacts to become a strong competitor in Division’s market areas and emerging markets and to ensure that TJH has first look and market awareness of all cites coming to market in our market area.
  • Develop local market intelligence including key markets, pricing trends, competition, opportunity markets.
  • Assesses deals within the division buy box to determine feasibility.
  • Works closely with feasibility team to determine Performa and presentation to senior executive approval team.
  • Responsible to work with legal, finance, and outside partners to oversee purchase of land.
  • Conducts underwriting process ensuring meets all requirements.
  • Works in partnership with sales and marketing on asset pricing throughout the entire lifecycle
  • Oversees the disposition process to sell all assets working closely with sales and finance.
  • Spends time in the market to visit asset opportunities, participates in local activities to build network.
  • Develops strategies and targets to meet divisional revenue needs.
  • Leverages relationships and market intelligence to find off-market opportunities.
  • Negotiates deals by leveraging market knowledge to secure the best pricing.
  • Provides in-depth analysis on real estate transitions using market data and comparable pricing.
  • Reviews library portfolio and works closely with land team to determine how opportunities work within library portfolio to validate a real potential deal.
  • Creates business plan in partnership with finance and division leadership.
  • Conducts due diligence working with all stakeholders to identify deal feasibility.
  • Responsible for all spec sales 30 days prior to listing through close working closely with listing agents to hold accountable to all TJH branding as experience standards.
  • Coordinate with other land acquisition associates, sub-contractors, consultants, real estate brokers, governing agencies, utility companies and other individuals and agencies relating to the land acquisition and development department.
  • Liaise with attorneys for need of Amendments to keep contracts compliant.

WHAT YOU’LL NEED:

  • Bachelor’s degree in asset management or related field
  • 10 years of experience in asset management or related field
  • Extensive leadership experience in asset management or related field
  • Experience leading other people leaders and larger teams comprised of both direct and indirect reports.
  • Proven effectiveness in conceiving and leading new and novel strategies and initiatives

  • Able to underwrite deals to ensure accuracy and profitability.
  • Detailed knowledge and understanding of contracts ensuring it meets all legal, jurisdictional, TJH requirements.
  • Develops and manages budgets within the asset management area including forecasting and adjusting as required.

The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
