Additionally, we have developed innovative wrap-around community service programs focused on creating stabilized apartment communities for vulnerable residents.Job Summary: The Director of Operations at TI Asset Management, Inc. will be responsible for overseeing the daily operations of our residential and commercial property management portfolio. This position reports directly to the owners of the company and requires a strategic, hands-on leader with a strong background in property management. The Director of Operations will play a key role in driving the company’s mission to deliver high-quality, equitable housing while ensuring optimal performance across all properties.Key Responsibilities:
  • Lead and manage the operations of all properties within the portfolio, ensuring they meet or exceed performance goals.
  • Develop and implement operational strategies that align with TIAM’s mission, optimizing property value and ensuring compliance with all regulations.
  • Oversee the budgeting process for properties, monitor financial performance, and implement strategies to enhance profitability.
  • Supervise and mentor Regional Managers, Property Managers, and other key personnel, ensuring that operational standards are met and maintained.
  • Ensure all properties comply with Federal Fair Housing laws, ADA requirements, and other relevant regulations to minimize risk and liability.
  • Establish and maintain strong relationships with property owners, tenants, and other stakeholders to ensure customer satisfaction and retention.
  • Lead negotiations for commercial leases between the owners and tenants, ensuring favorable terms that align with the company’s objectives.
  • Utilize property management software, specifically AppFolio, to streamline operations, improve efficiencies, and provide accurate reporting.
  • Analyze market trends and data to anticipate changes, make informed decisions, and adjust operational strategies accordingly.
  • Manage contract negotiations with vendors and service providers to ensure quality service delivery while protecting the company’s interests.
  • Resolve escalated tenant and resident complaints, ensuring a high level of customer service.
  • Promote a positive and inclusive work environment that encourages professional growth, teamwork, and a commitment to excellence.
  • Supervise construction projects or contractors during renovations or tenant buildouts.
Qualifications:
  • Bachelor’s degree in Business Administration, Real Estate, or a related field; Master’s degree preferred.
  • Minimum of 7-10 years of experience in property management with a focus on both residential and commercial properties.
  • Proven leadership experience with a track record of successfully managing multi-site operations.
  • Strong financial acumen with experience in budgeting, financial analysis, and performance management.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in property management software, particularly AppFolio, and strong computer skills.
  • In-depth knowledge of property management laws and regulations, including Fair Housing and ADA.
  • Strong problem-solving skills and the ability to make strategic decisions in a fast-paced environment.
  • Ability to mentor, coach, and develop a high-performing team.
  • Commitment to maintaining the highest ethical standards and a customer-oriented philosophy.
  • Mission-based with interest in working with non-profits to utilize real estate role for broader positive community impact.
