THE ROLE:  Responsible for ensuring the overall performance of respective division across all aspects of homebuilding operations, including Land Acquisition, Entitlement, Land Development, Sales, Construction, Purchasing, Design, Product Development, Customer Care/Warranty, and Customer Experience. This position will be responsible for developing, implementing, and achieving the strategic and annual operating plans for the division. In addition, the position provides leadership, direction, and administration oversite of all aspects of the division activities to ensure accomplishment of objectives. 

DAY IN THE LIFE: 

  • Maximizes profits (both margin and return) through establishing business plans, achieving forecasts, and ensuring customer satisfaction.
  • Coordinates short and long-range financial development and management of the division. 
  • Responsible for all aspects of leading a division and the operational excellence in execution, customer experience, and building the best product in supply constrained locations.
  • Understands the local market, customer, geography and building specifications, jurisdictional requirements, and financial acumen to run an asset light operation.
  • Monitors relevant changes in the marketplace and works to continuously position the division to take advantage of opportunities.
  • Builds a presence an develops relationships in the local market with Brokers, Agents, Financial Planners, and key influencers to continue to build the TJH brand and to source new land opportunities
  • Works closely with sales leadership to review the sales pipeline; provides guidance and support to the sales team to close deals quickly, driving a capital efficient model 
  • Works closely with the corporate and local teams to ensure the strategic plan for product meets the needs of the market and provides the appropriate level of optionality and personalization.
  • Understands the design collections and options that are prevalent to the market, understanding the relationship between cost, revenue and value creation 
  • Understands reporting tools (such as PowerBI) to keep track of all projects and status to ensure budget and schedule integrity, holding trades and partners accountable to commitments.
  • Solves problems by using knowledge-based judgment for construction schedules, management policies and departmental practices and procedures.
  • Ensures division adheres to the company’s policies, procedures, and federal, state, and local regulations

WHAT YOU’LL NEED: 

  • Bachelor’s degree required
  • 8-10 years of homebuilding experience in a senior management role 
  • Deep background in working with financial reports, business plan development, annual plan development
  • Comfortable in presenting to senior management, board of directors or company owners/investors
  • Working in a startup division/ early-stage business environment 
  • Broker License a plus, but not a requirement

WHAT WILL SET YOU A PART: 

  • Has advanced knowledge of all stages of homebuilding process including acquisition, land development and engineering, permitting, procurement, design, construction, product development, sales, finance, customer care, and overall customer experience. 
  • Demonstrates strong planning skills to build out daily, weekly, monthly, and annual plans to identify workload, resources, and create the schedule to accomplish and set priorities.
  • Outstanding financial acumen to allow for overseeing, preparing, reviewing, and approving, and manage all aspects of the budget to meet or exceed plan.
  • Can oversee, prepare, review, and approve bid and contracting of work.
  • Strong business acumen and deep understanding of finance, land, and operations.

The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
