Town of Brookline is Hiring a Building Management Systems and Controls Specialist Near Brookline, MA

The Town of Brookline is seeking a Building Management Systems and Controls Specialist to perform technical, administrative, and supervisory work assisting the Energy Systems Manager in carrying out daily building operations and ensuring efficient functioning of the town’s energy management systems (EMS) and related equipment in all Town and School buildings.
Essential Functions
  • Creation and configuration of system controllers to allow for addition to or reconfiguration of controller operation. Followed by programming to integrate new points as needed into the system.
  • Operates and monitors the Energy Management System for school and town buildings. Programs computers, controllers and devices to operate the system; makes modifications to system as necessary.
  • Monitors all equipment related to energy usage including heating (boilers) and cooling systems of all buildings. Performs spot checks of equipment to determine condition, and preventative or reactive maintenance scheduling.
  • Troubleshoots all equipment failures, programming issues or other related building problems. Notifies the Energy Systems Manager and Director of Public Buildings of problems beyond capabilities.
  • Promotes preventative maintenance as a strategy in maintaining EMS/all control equipment and tools by keeping accurate records on equipment and indicating all required and performed maintenance. Assist with creation and monitoring of PM work orders for staff and outside vendors. Design and creation of feedback work orders due to equipment failure monitoring and/or operation run times from the energy management system.
  • Assists in ensuring that contracted control system services and/or heating, ventilation and air condition, lighting or related services meet specified results and/or work orders.
  • Prepares a variety of reports including monthly energy reports on each building within the system. Maintains records to show electric and gas usage relative to billing cycles and budget.
  • Analyzes and manages the system’s energy usage; develops computer graphs and spreadsheets. Works with the Energy Systems Manager and Director of Public Buildings to identify methods of reducing energy costs and energy consumption within the school and town. Works with Town and School department staff on energy efficiency initiatives.
  • Assists with the energy budget. Develops spreadsheets and all analysis materials; maintains associated database.
  • Coordinates building maintenance and repairs including HVAC, plumbing, electrical, and fire and safety. Coordinates HVAC projects and building progress as required.
  • Assumes responsibilities of Energy Systems Manager in his/her absence.
  • Performs similar or related work as required, directed or as situation dictates.
  • Creates custom functional system programs for Energy Management System. This includes interlock, schedules, and control systems to make equipment more efficient and or provide better comfort/ventilation to occupants.
QualificationsHigh school education with advanced technical training in refrigeration, HVAC, Automatic Temperature Controls, five years of progressively responsible HVAC and Automatic Temperature Control experience, Energy Management Systems Programming in office and in the field. Computer experience with Windows and Microsoft Office including supervisory experience; or any equivalent combination of education and experience. Five years of supervisory experience with support staff.
Special RequirementsA valid motor vehicle operator’s license. Working knowledge of Energy Management systems: Metasys, Siemens, Apogee preferred, along with systems programming certification and/or education.
