Tenant Leasing and Services Coordinator (Homeless Services)

Position Overview:

The Tenant Leasing and Services Coordinator (TLSC) is responsible for securing housing for clients in Travelers Aid housing programs. Clients in Travelers Aid housing programs are either receiving (a) permanent housing assistance on Section-8 style vouchers that will pay their rent for as long as they remain in the program or (b) short term rental assistance that will pay their rent for 3-6 months with the expectation that clients will take over rental payments independently after the rental assistance period has ended.

To secure housing for clients in Travelers Aid housing programs, the TLSC will constantly be building relationships with landlords and property management companies in Orleans and Jefferson parishes. The TLSC will seek out, view, and inspect available properties to maintain an active list of available properties for clients in Travelers Aid housing programs. The TLSC will then meet with clients and case managers to match clients in need of housing to available properties and ensure that leasing documents are executed without error.

While this position is based at the Travelers Aid main office downtown, it will require significant daily time in the field to meet with landlords, view and inspect potential apartments, and to meet with clients in a variety of settings to ensure that clients can view available apartments, complete needed leasing documents, and have a successful move-in.

Essential Duties include:

  • Assess and target available housing, specifically housing that works with housing programs and maintain a Fair Market Rent.
  • Conduct HUD Housing Quality Standard inspections of units before, during, and after tenant occupancy.
  • Collect security deposits from landlords upon tenant exiting apartment on behalf of Travelers Aid.
  • Network with landlords and property management companies to develop and encourage interest in renting to Travelers Aid housing clients
  • Complete extensive monthly paperwork related to collecting rental payments from clients and submitting corresponding payments to landlords
  • Participate in staff meetings and trainings as directed by supervisor.
  • Other related duties as assigned in order to most effectively house tenants.

Administrative Responsibilities:

  • Utilize internal documentation system to develop/maintain a record of contacts and service deliveries utilized by clients.
  • Assist in the establishment of landlord relationships.
  • Ensure compliance with all agency policies/grant requirements.
  • Practice effective time management and communication skills.
  • Update client files in a neat, orderly, and timely manner.
  • Protect the confidentiality of all client related records.
  • Manage spreadsheet of all active, pending, and expiring leases for all clients in Travelers Aid housing programs (up to 125 clients at a time)
  • Skills and Qualifications:
  • The ability to work independently by prioritizing and maintaining your own schedule and to-do list and seeing all clients as needed on a weekly/monthly basis without daily monitoring.
  • The ability to interact with those who have been heavily affected by trauma, marginalization, and oppression without judgment of the various means of survival or coping used by these individuals.
  • Assertive, clear communication both with (A) landlords/property management companies and with (B) program clients, ability to speak calmly and directly about topics like money, rental payments, rental prices, tenant behaviors, neighbor or landlord complaints, maintenance needs, eviction proceedings, etc.
  • Bachelors degree (masters degree preferred), preferably in a human services field, with 1 year of case management/outreach experience with a similar population OR bachelors degree (masters degree preferred) with 1 year housing/leasing/tenant management/property management work
  • Educational requirement may be substituted with 3 years lived or professional experience with similar populations, which has exposed you to realities that affect individuals experiencing homelessness and complex health and/or substance use conditions in New Orleans.
  • Proficiency in Microsoft Office and/or similar email/calendar systems
  • Having a valid Louisiana Driver's License with a clean driving record and access to a personal vehicle for work use is REQUIRED. No clients will be transported in staff personal vehicles, but staff use personal vehicles to travel between sites (e.g., various client homes) throughout the day and are reimbursed for all work-related mileage and parking expenses.

Travelers Aid Society offers generous sick and vacation leave, in addition to observing all federal holidays. Employees are provided with parking near to the office and reimbursed for work-related mileage in their personal vehicles. Travelers Aid Society offers health, vision, and dental insurance. The schedule for this position is 7:30 am - 3:30 pm and is full-time at 35 hours a week with a one-hour unpaid lunch daily.
