MULTIFAMILY APARTMENT MAINTENANCE SUPERVISOR NEEDED Tribute Properties, Inc., a professional and established apartment property management company seeks candidates for a full time Maintenance Supervisor position available in Rock Hill, SC
Along with the Community Manager, the Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. The Maintenance Supervisor is responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring.

Additional Responsibilities:
  • Assists Community Manager in recruiting and interviewing potential staff members.
  • Determines with Community Manager, apartment make-readies, service requests or emergencies that should be priorities.
  • Completes weekly/daily maintenance employee schedules and assignments in tandem with Community Manager.
  • Communicates daily assignments and major tasks to employees. Make sure they have all the instructions necessary to complete assignment properly.
  • Assigns service requests appropriately to Maintenance Technician(s).
  • Periodically checks the work progress of each maintenance employee. Provides immediate assistance and instruction as needed.
  • Monitors the completion of service requests in order to limit callbacks.
  • Provides input to Community Manager regarding employee performance evaluations, employee compliments from residents, corrective counseling needs, etc.
  • Provides initial safety and safety equipment training for all new employees.
  • Provides one-on-one training to employees that may need to polish current skills or wish to learn new skills.
  • Prepares, trains, and encourages all levels of maintenance staff for the opportunity to be promoted.
  • Assesses training needs of employees and along with Community Manager, Training Director and Service/Safety Coordinator, provides input for safety and skills training programs.
  • Repairs/replaces appliances, plumbing systems, air conditioning/heating/electrical systems, and any apartment material/maintenance requests within scope of management responsibility.
  • Completes all maintenance requests in a timely manner, providing same day service.
  • Follows up on maintenance requests to assure the highest level of customer satisfaction.
  • Reports any maintenance problems to the manager along with corrective suggestions.
  • Walks all vacancies to determine make-ready needs.
  • Ensures all trash from apartments is cleaned out before, during and after make-ready activity.
  • Produces 5 day (or less) turns.
  • Reports apartments that are ready to show to the Community Manager.
  • Have 40% of vacant units Rent Ready at all times.
  • Coordinates, schedules, and performs preventive maintenance on equipment and apartments.
  • Repairs hazards or assigns completion of these tasks to the Maintenance Technicians.
  • Secures storage/pool areas, checks timers and listens for electrical shorts and malfunctioning motors.
  • Provides input to Community Manager in determining needs and costs for next fiscal year budget.
  • Reviews and assists the Community Manager in contracting maintenance services.
  • Working with Community Manager and using input from maintenance staff, determines supplies and equipment needs.
  • Obtains approval from Community Manager prior to placing orders for major expenditures and unbudgeted items.
  • If major appliances or carpets need replacing, discusses with Community Manager before taking action.
  • Works with the office team and Community Manager (i.e., walking apartments, move-in/move-out reports, etc.).
  • Tours property daily to look for needed maintenance and liability hazards and reports to Community Manager
  • Monitors the number of times a specific repair must be repeated and determines course of action.
  • Periodically completes written property safety audits.
  • Participates in development and implementation of an ongoing property maintenance and improvement plan.
  • May be requested to assist in other areas of community including office support, etc.
  • Assists with hazardous weather problems, fires, floods, freezes, etc.
Experience and Knowledge:
  • Knowledge of all aspects of maintenance repair and service.
  • High School graduate; technical school preferred but not required.
  • HVAC Certification.
  • Position requires a minimum of 3 years general maintenance experience and at least 1-year multifamily, industrial or institutional Service Request experience.
  • Must be able to perform all facets of apartment make-ready.
  • Previous supervisory experience is required.
  • Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community (gates, phone jacks, irrigation systems, etc.).
Qualification requirements:
  • Freon Recovery certification Type I and II, or Universal required.
  • Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguisher and first aid preferred. Must have training in compressor diagnosis, appliance repair, etc. Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.).
  • Ability to use hand and power tools, lift heavy objects and climb ladders of varying heights
  • Ability to work outside in various weather conditions
  • Ability to lift up to 50 pounds
  • Ability to walk, bend, climb, sit and stand
  • Ability to speak, read and write English
  • Must possess a valid drivers license
