Tribute Companies is Hiring a Construction Superintendent Near Wilmington, NC

Department: ConstructionReports To: Construction ManagerClassification: ExemptSummary: Under the direction of the Construction Manager, and working with the Area Construction Manager, Regional Directors, Area Directors, Regional Service Directors, and Community Directors (the “management team”), this position is responsible for the implementation of construction projects for assigned properties.
Essential Duties And Responsibilities
  • Manage the progress of construction projects and their implementation for all assigned projects.
  • Represent the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers, vendors and the general public.
Due Diligence and Inspections
  • Organize and conduct the physical evaluation component in the site evaluation process for new construction. This involves organizing the appropriate teams and /or conducting the due diligence directly in person. Prepare written reports, including a capital budget for review as part of the preconstruction process. It may also include contracting out to independent engineers and managing and overseeing their performance.
  • Recommend and retain the services of specialty engineers in due diligence where unique situations occur such as central HVAC systems, unusual structural conditions, or where other complex elements exist.
  • Performs Quality Assurance inspections on new developments as assigned.
Budgets and Administration
  • Conduct any needed safety instruction at your job site. The goal of this activity is to get all levels of employees to understand the need for safety during the construction process and to follow recommended guidelines. This instruction is to include at a minimum weekly meetings that instruct site employees on an area of safety.
  • Recommend a plan for the prioritization and execution of the project.
  • Ensure that proper seasonal timing and scheduling is accomplished to ensure that necessary improvement work is completed so as to realize the optimum return on our investment. (As budgeted)
  • Assists in developing and maintaining a cost database for any assigned projects, including services and items required for budget, acquisition and disposition analysis. Keep good records.
  • Executes a construction project per budget plan.
Construction Supervision/Expense Management
  • Ensure that we are obtaining the quality that we are paying for. (Good spec preparation, prudent bidding and contractor negotiation, judicious inspections)
  • Complete value engineering of projects with a view to maximizing the returns to be generated by the property.
  • Develop a preferred vendor program so as to identify and establish relationships with a limited number of vendors for major elements of work such as painting, roofing, or cabinetry replacement, so as to secure advantageous pricing and consistent quality and response time on large, repetitive tasks.
  • Manage the relationship with the vendors and independently validate and test their pricing to ensure the continuation of financial benefits to Tribute Construction.
  • Develop a plan for the execution of any assigned projects. This involves directly executing the project by developing scopes of work and specifications, bidding and contracting the work, and managing the payment process pursuant to the contract. This may involve the use of outside engineering expertise where appropriate.
  • Review specifications and take necessary measures to ensure that we do not "over spec" our work. Also, we need to provide contractors with sufficient direction to ensure the quality level that we expect. Develop scope of work and standard specifications and details for all projects related to repair and rehabilitation of an apartment community or construction of a new project.
  • Review warranty requirements and take necessary measures to ensure that we don't add excessive cost for unreasonable warranty periods.
  • Take the necessary measures to ensure that knowledge and personal expertise in regard to construction skills and cost estimating that are applicable to the mission of asset preservation and revenue enhancement are continually addressed.
  • Take the necessary measures to ensure that communication is in place for current and upcoming work.
    • Communicate to accounting in regard to the appropriate booking of the expense
    • This includes but not limited to notices, pre-construction meetings, project review, and warranty issues.
  • Responsible for project tracking and reporting. Report on a timely basis to all appropriate parties on the progress of the work.
  • Responsible for all communication to third party clients.
  • Attend weekly status meetings with Construction Manager and Development Manager or others as needed.
  • Take the necessary measures to ensure that we have the proper legal agreements in place with the selected vendors and contractors for all work performed.
  • Maintain central repository records for executed contracts. Develop and maintain a cost database for projects, services and items required for budget.
  • Coordinate and direct construction workers and subcontractors
  • Oversee all onsite and offsite construction to monitor compliance with building and safety regulations
  • Select tools, materials and equipment and track inventory
  • Analyze, manage and mitigate risks

Driving Requirements
  • Constant need to utilize personal, company or rented transportation to perform job duties and attend meetings. Must have a valid driver’s license and current insurance provider. Must be able to handle extensive travel.
Skill Requirements
  • Computer literacy w/internet and e-mail capabilities, telephone, facsimile, photocopier. Proficient in Microsoft Office products.

Qualification Requirements
  • Bachelor’s degree or equivalent in Engineering, Construction Management, or related field preferred.
  • Minimum 3 years construction management experience.
  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
