Job Title: Maintenance Technician II

Reports to: Property Manager

Purpose of Position:

TWG is seeking a full-time Maintenance Technician II to help with maintenance/janitorial operations at the TWG apartment community. The Maintenance Technician II will be responsible for general upkeep of the property, positive resident relations, and works in the direction of company goals.

Essential Duties:

• Perform general punch requirements
• Grounds and equipment upkeep
• Snow removal
• Basic service requests such as: Replacing lightbulbs/light kits, Unclogging toilets, Garbage disposal installation/repair, Basic water heater repair, Basic cleaning and resident services
• Repairing plumbing, appliance, electrical, and carpentry
• Must possess adequate proficiency and communication skills to deliver excellent customer service
• Maintain work order systems, logs, and other records as needed
• Timely reporting of incidents that include property loss or work-related injuries
• On-call duty and weekend work schedules to be expected to emergency maintenance service

Essential Qualifications

• 3-year minimum experience in the Maintenance Field
• Develop and design innovative solutions to difficult problems
• Need to have a thorough understanding of HVAC Maintenance and Repairs
• HVAC and EPA Certified preferred
• Must have a valid driver's license, reliable transportation, and pass a criminal background check
• Must have strongly developed intuition; must be able to analyze problems and find solutions
• Basic Knowledge and understanding of Schematic Drawings
