Two Trees Management is Hiring a Senior Director - Commercial Leasing Near Brooklyn, NY

Two Trees Management Co. is looking for an Senior Director of Commercial Leasing for its in-house Commercial Leasing team. The Commercial Leasing team leases space to approximately 400 commercial tenants in the firm’s 2.5 million sqft commercial commercial portfolio in Dumbo, Williamsburg, and Flatiron including The Refinery, a 460,000 SF office and retail project adjacent to Domino Park on the South Williamsburg waterfront.

Two Trees is a Brooklyn-based privately held real estate development firm, best known for its singular role in transforming the Brooklyn neighborhood of DUMBO from a neglected industrial waterfront to a thriving mixed‐use community and the redevelopment of the Domino Sugar refinery site on the South Williamsburg waterfront. Job Responsibilities

The Senior Director will work directly with the firm’s in-house Commercial Leasing team as landlord representatives to lease and market the company’s office portfolio.

  • Identify and attract potential tenants in the market for office space through strong commercial broker relationships and engagement (on larger spaces) and proactive tenant outreach/canvassing campaigns that would be transacted directly with tenant principals (for medium/smaller spaces). Ideate and partner with firm’s marketing team on other business development initiatives that can effectively target and reach prospective tenants.
  • Effectively manage and convert inbound sales leads, inquiries, and RFP requests into in-person tours and later stage sales opportunities. Proactively manage and prioritize this business development pipeline of broker and tenant relationships through every stage of the decision-making process with strategic follow-up and engagement designed to result in signed new leases.
  • Host prospective tenants and/or their brokers with a best-in-class in-person tour experience that effectively presents the full value proposition of our available spaces, locational advantages, and the quality of our overall tenant experience.
  • Draft proposals and RFP responses in a timely manner for new leases, renewals, assignments, relocations and expansions. Work with in-house counsel and commercial leasing team, on lease negotiations and communications with counterparties on all material business and economic issues that arise between proposal submission and lease execution. Find proactive and creative solutions to resolve open items that arise during negotiations in an expeditious manner.
  • Regularly attend industry events (REBNY, Corenet, etc.) to represent our broader portfolio of assets and expand awareness of our availabilities to potential tenants and their representatives.

  • Monitor market activity and macro pricing trends in the submarkets Two Trees has available space and maintain frequently updated dataset of market comps and recently closed transactions to help shape pricing and leasing strategy.
  • Work closely with property management, in-house construction teams, and other out outside stakeholders on both landlord and tenant side to ensure that tenant buildouts of rented spaces are executed in a timely and cost-effective manner in accordance with terms agreed to in newly signed leases. Engage and negotiate with tenants on any requested changes in project scope of work.

Qualifications

Experience

  • 5 years of leasing experience in commercial real estate at a brokerage firm or working in-house for an owner/landlord.
  • Demonstrated sales experience showing and marketing available spaces and managing a business development pipeline.
  • Transactional experience in a lead or supporting role negotiating commercial leases as tenant and/or landlord representatives (with brokers and/or direct tenants).
  • Enthusiasm and passion for commercial real estate industry.
  • Bachelor’s or Masters degree

Leadership/Management Skills

  • Effective negotiating and communication skills when engaging with external counterparties in a transactional context.
  • Strong bias towards managing broker and tenant relationships in an extremely professional and courteous manner.
  • Strong commercial instincts and ability to evaluate transaction details in a thoughtful and strategic manner.
  • Multi-tasking and management of multiple complex projects concurrently.
  • Ability to work independently with excellent planning and time management skills.
  • Team player able to work well with others across departments and business functions.
  • Excellent written and oral and communications skills.
  • Proficiency with CRM (Hubspot) and lead management systems.
