Essential Duties and Responsibilities:

  • Ability to coordinate and supervise the construction process from concept to final walk
  • Ensure projects are completed on time, with all proper documentation, and on budget
  • Knowledge of construction, materials, permits (City/State), TAS, regulation
  • Oversee selection of vendors and bidding process per owner requirements and as needed
  • Ability to review and manage vendor and General Contractor contracts
  • Ensure owners approvals are on file per owner requirements and as appropriate
  • Understanding of engineering and architecture, blueprints, drawings, CADD software
  • Basic knowledge of property management and facilities management
  • Ability to read leases, work letters, and related documents
  • Ability to coordinate and prioritize multiple projects of various sizes and locations
  • Organization, Accuracy and Efficiency are key to being successful in this role
  • Work well under pressure, use good judgment in escalating and communicating issues
  • Provide exceptional customer service to owners, tenants, leasing, property management
  • Create relationships with vendors, owners, tenants, etc.
  • Work with building engineers and managers to ensure building interests covered
  • Excellent communication skills are required to keep the related parties informed timely
  • Schedule regular communication meetings on all jobs (see process checklist, i.e., Kickoff)
  • Attend leasing and construction meetings
  • Ensure vendor invoices follow approval process, tracked versus budget, and paid timely
  • Track and provide regular updates on cost to date versus budget to related parties
  • Ability to understand accounting / financial workflow and impacts of CM role, coordinate process and communication with accounting and property managers
  • For tenant overages, gain approval for spend and bill timely, ensure paid
  • Knowledge and coordination with accounting on construction draws/vendor payments
  • Ensure accurate and timely billing of Construction Management Fees
  • Ensure vendor insurance per owner requirements before work, Lien wavers are received
  • Process and ensure receipt of energy rebates etc. for the building
  • Ensure close out of information on jobs when complete, punch-list, warranty, systems
  • Coordinate with outside construction managers to ensure owner and building coverage
  • Follow current process as defined, ensure all documents/approvals are on file; work with management team on controlled improvement (See attached documents for examples)
  • Other projects, tasks, and goals as assigned by HPI Management

Knowledge, Skills, and Abilities:

  • Excel and Microsoft Office are required – tracking projects, budgets, etc.
  • Project Management software preferred
  • Minimal or approximately 10-16 hours of administrative level support will be provided
  • 5 years of specific and related experience required; 7 preferred
  • College degree preferred
