United Methodist Communities is currently seeking a Building Services Director for Bristol Glen Senior Care Community located in Newton, NJ. Bristol Glen, Continuing Care Retirement Community (CCRC), is thoughtfully designed to provide person directed care in a home-like environment to ensure exceptional care and quality of life for our residents. The Building Services Director is responsible for managing the maintenance of the building, grounds, equipment, transportation, and security of the physical site. Requirements for a Building Services Director: High School diploma or equivalency or Vocational School. Three years maintenance experience relating to building maintenance, electrical, plumbing, etc . Supervisory experience preferred. Black seal certification or its acquisition within 3 months after completion of the first available course; or NJ State Heating or Plumbing license required. Responsibilities for a Building Services Director: Performs maintenance audits to ensure quality work is being done. Ensures regulatory compliance. Prepares work plans; writes and posts routine and preventative maintenance schedules. Responds to work requests from other departments. Supervises all maintenance activities and performance of maintenance personnel and contractors. Recommends hire, termination, promotion, etc. of all maintenance and security personnel. Evaluates performance of associates and takes corrective action as necessary when coaching is ineffective. Orients and trains all department staff. Maintains boilers, hot water generators, fire alarm system and other fixed equipment. Contacts outside contractors as needed. Directs associate in-services, monthly fire drills, and alarm tests and maintain records of these activities. Develops annual training schedule for department. Prepares and monitors annual budget for department, administrative manual, and other reports. Inventories supplies and equipment; orders and purchases as needed. Assists in writing and updating emergency plans, which include procedures in the event of medical emergencies, equipment breakdowns, fire, or other disasters. Meets with appropriate municipal personnel to coordinate plans. Recommends and plans development of physical community. Collaborates with other directors to coordinate interdepartmental activities or work efforts. Schedules and directs security personnel for routine rounds of the premises for the safety of the residents and associates. Attends community meetings as required. Responsibility of being welcoming to employees, volunteers, and residents. Utilize CMMS to track associate's productivity and asset repair history. Responsible for bi-weekly payroll timesheets and all department time off schedules. On call in case of an emergency.
