Major Tasks Key Responsibilities: ResponsibilitiesThe responsibilities that are listed below are not all inclusive, however, they are indicative of the type of responsibilities normally performed by the Maintenance Supervisor:
- Assesses and prioritizes all work to be performed on assigned site to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed
- Notifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines
- Assists the Property Manager with the scheduling and status of units under renovation
- Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation
- Performs all phases of snow removal from all needed areas and maintains all appropriate equipment
- Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget
- Completes regular inspections of the assigned property and handles all emergency situations that may arise, and communicates all details of the incident to the Property Manager
- Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review
- Covers or assigns all after hour coverage of the property, if needed
- Job Type: Maintenance Supervisor; $26.00 per hour
- Work Hours: Full Time, Monday through Friday 8:00am – 4:30pm (weekend on-call hours required as needed)
- Training for Position: Supervisory experience with maintenance staff
- Physical Requirements: lifting, carrying, pushing, pulling, etc.
- Required Education: Applicable Work History
- Required Experience: Minimum 2-3 years of experience in residential property management,
- Certifications: HVAC preferred
- Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication and leadership skills; Ability to solve problems involving residents, maintenance, and challenging situations
