Architectural Manufacturing Subcontractor – Salt Lake City, Utah

Company Background:

Unlimited Designs (UDI) is a Utah-based manufacturer in the commercial construction industry. Launched in 1994, UD designs, manufactures Glass Fiber Reinforced Concrete (GFRC), Glass Fiber Reinforced Gypsum (GFRG), and FiberGlass (FRP) and other architectural products for commercial, educational, medical, religious, and other types of buildings throughout the world. These products are unique because of their moldability, low weight – high strength characteristics, durability, low maintenance and ease of installation.

Project Manager Role Description:

A project manager has direct responsibility for leading and managing all phases and activities of a complete customer job from project award to close out. A project manager plays a crucial role in company success by; planning and executing all aspects of the project, making key schedule, cost, delivery and other decisions, serving as the interface between the customer and the company, managing project partners such as drafters and engineers, and achieving job profitability targets. A project manager works directly with the sales, master scheduling and production leaders and teams to ensure all design, manufacturing and delivery steps are executed flawlessly. A project manager typically has 4-6 active projects.

Primary Responsibilities / Essential Job Functions:

  • Collaborate with the sales and estimating leads after project award to discover, question, analyze and understand all aspects and elements of the customer, job, building, part design and quality requirements, budget, delivery, installation and others to ensure a complete, accurate and timely hand off and effective creation of the master project plan.
  • Communicate daily with customers, scheduling, production, back office, installation and other partners to gather/send important information, keep them informed of project status, and coordinate all aspects of the project from inception to completion.
  • Read and understand all customer job contract/legal documents and align the project with contract provisions for quality, delivery, cost, change orders and other requirements to ensure full contract compliance and company noncompliance risk mitigation.
  • Assist in the evaluation, design, and development of molds, models, and other production strategies, methods and equipment that will be used to cast or fabricate finished parts for the job.
  • Create and maintain a master schedule of all major project activities and corresponding milestone dates to ensure all parts are completed and delivered to the job site by the contract date.
  • Select, contract with and manage the daily work of key project service partners such as drafters, engineers, carriers and installers.
  • Directly lead and manage the daily work with drafters and engineers to create and release all the shop drawings and shop tickets that, 1) conform to company standards, 2) are perfectly accurate and, 3) released to the shop at a batch rate necessary to ensure full shop production capacity is maintained.
  • Prepare, submit, review, and revise project blueprints, drawings, schedules, tickets and other documents with architects, contractors, engineers, and installers to ensure accuracy and sign off.
  • Determine when to launch a project into the production cycle and manufacturing factory by determining and establishing the production sequence that corresponds to the contractors building construction plan.
  • On some projects, bid out and evaluate the cost, complexity and risk of building installation and determine or recommend if installation should be done inhouse or subcontracted.
  • Proactively identify and communicate project design, workflow, quality, cost, or other problems to team members and partners then determine countermeasures and execute solutions that keep the project on schedule and budget.
  • Create and manage the project budget and make decisions on partner services, materials, labor, freight and other cost drivers to ensure the project achieves customer pricing and company profit targets.
  • Coordinate with Accounting to communicate part completion status, schedule of values and other details needed to invoice customers and receive/collect payments.
  • Monitor project material, labor, freight and other expenses and proactively prepare, submit and negotiate cost change orders to maintain job profitability goals.
  • Select and manage freight carriers used to transport finished parts to the job site including load creation, shipment scheduling, truck booking, load documentation, delivery tracking and when needed, claims processing.

Qualifications:

  • Minimum five (5) years’ work experience in construction project management or similar role or function.
  • Bachelor’s degree in construction or project management, manufacturing operations, supply chain management or similar degree preferred.
  • Must be able to use both Imperial and Metric measurement systems for reading and specifying dimensions.
  • Must be generally familiar with commercial building architecting and construction methods, materials, processes, codes, and job site management.
  • Must be able to read, analyze, interpret, create, markup and understand construction blueprints, architectural plans and specifications.
  • Must be able to productively and accurately use architectural, design, modeling and other digital drafting and blueprinting systems and platforms (i.e. AutoCad, Bluebeam) to create and manage CAD, DWG, PDF and other construction files.
  • Must be able to plan, schedule, and maintain project work steps, sequence, resources, facilities, partners and other elements on a long time-span calendar, Gannt chart or other visual tool, often by working backwards from contracted job site delivery date.
  • Must consistently and smoothly meet contracted and company deadlines in a stable and routine manner (without stress, panic, overtime, emergency runs or other overburden conditions).
  • Must be competent with Microsoft Excel and basic mathematics to calculate cost and budget figures, consumption rates, invoice amounts and other project and accounting financials.
  • Must have effective communication skills in speaking, writing and presenting (in person, phone and video) technical information, project plans, schedules and status, negotiating change orders, and resolving conflict.
  • Must be a capable and effective team leader to motivate, train and organize personnel, manage teamwork assignments and deliverables, keep projects on schedule, solve problems, and hold others accountable for meeting commitments.
  • Must be able to work in a construction office environment and arrive and depart at required shift start and end times. Overtime may be necessary on occasion.
  • On occasion, may be required to travel to a US job site location for meeting key partners, assessing the building, inspecting installation, determining connections or resolving other issues.'
