Utopia Management is looking for the right individual to head up our property management office in San Jose, CA. This opportunity is great for a person who is a self starter and is looking to grow their income. With hard work and diligence some of our branch managers are making over $300,000 a year. Utopia has twenty five offices in California, Oregon, Washington and Nevada and are expanding an established portfolio in San Jose to continue our growth. Utopia manages a wide variety of rental property including single-family homes, individual condos, apartment communities, office buildings, industrial buildings and commercial centers. We are providing a proprietary marketing strategy and resources to grow and outperform your local competition.

As a Licensed Real Estate Agent, your responsibilities will be to develop and land new property management accounts with provided leads, provide quality customer service to owners and tenants (maintenance solutions, explaining statements, attend showings, respond to rental inquires and qualify screening and strong lease enforcement). Our clients choose Utopia because they are desiring a high end quality management service. This position reports to the Regional Manager while also getting assistance from various other departments throughout the Utopia organization.

This is NOT an Onsite manager position

Pay: We pay our branch managers 12.675% of management fees collected and 25% of branch net profit, which includes real estate sales, maintenance and other fees. We also have a minimum pay of $4000 per month, which we hope that will not be needed as branch has been averaging about $5000 per month.

Job Summary:

*Professionally manage all of the accounts in the San Jose Market. Which includes leasing vacant units, getting units rent ready, communication with owner and tenant of the managed properties.

* Takes new business calls live or replies to online new business lead inquiries within minutes of inquiry and provides an outline of services whether in person or via phone that will generate a Management Agreement.

Job Qualifications:

* Must be a California Real Estate Agent

* Able to transfer license

* Lives within a 30 minute drive of San Jose, CA

* Reliable transportation

* Knowledge in Microsoft Outlook and Office programs

* Organized, collaborative and multi- tasking

* Excellent verbal and written communication

* Professional service orientation with positive attitude

* Active listening, patience, understanding and compassionate

Job Types: Part-time, Commission
