Vatterott Properties is Hiring a Regional Property Manager Near St. Louis, MO

Regional Property Manager

Job Description:

Regional Property Manager (RPM) oversees a portion of the daily operations of the Vatterott Properties Residential Property Portfolio. The RPM will implement policies, procedures and practices to enable each property to meet budgeted financial goals and achieve operational performance objectives. The RPM provides directions and leadership to a growing team of community managers and assistant managers. This position reports to the Director of Asset Management.

Job Functions:

  • Provides overall direction and supervision of day-to-day property management with oversight responsibility for management of the properties within the portfolio.
  • Ensures timely and accurate reporting for the Residential Property Portfolio including vacancy and budget variances, staffing needs, inspections.
  • Regularly visits site offices, trains and coaches on-site team members, inspects field operations and reviews periodic reports from property managers to determine progress of occupancy, collections and maintenance projects.
  • Monitors and ensures adherence to all policies and procedures related to compliance with the MO Landlord Tenant Law, Section 8, Fair Housing, LIHTC, Missouri Housing Development Commission (MHDC), and funding sources such as Housing and Urban Development (HUD); works closely with Director of Compliance to ensure compliance issues are addressed in a timely manner.
  • Responsible for resolving resident relation issues and escalated complaints from residents.
  • Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency. Conducts periodic inspection of vacant apartments for market-ready condition.
  • Assists in or develops corrective programs for properties, when needed.
  • Supervises and coordinates preparation of annual operating and capital budgets; monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same.
  • Trains and ensures Property Management Teams are utilizing Real Page OneSite software efficiently.
  • Other duties as assigned.

Qualifications:

  • Minimum of Five (5) years experience in property management
  • Knowledge of Federal, State and Local Policies, and Fair Housing policies affecting low-income, Section 8 property management preferred.
  • Excellent written, oral communication and presentations skills.
  • Ability to manage effective teams and develop strategic solutions.
  • Knowledge of financial statements and budgeting.
  • Professional appearance and demeanor
  • Dependable and punctual
  • Possesses a positive, motivating and team-oriented attitude
  • Proficiency in Microsoft office and Real Page OneSite
  • Ability to thrive in a fast-paced environment

Work Schedule: Will normally work a Monday-Friday schedule (8am-5pm office hours may vary to meet the business needs of the property).
