As an Asset Maintenance Mechanic, you will help maintain and repair Airports Authority buildings and structures and mechanical, electrical, and sanitary systems.
Asset Maintenance Mechanic
Serves in the Maintenance Engineering Division of the Airport Engineering and Facility Services Department at Washington Dulles International Airport (IAD).
Repairs building structures; mechanical, electrical, and sanitary systems; and related machinery and equipment, in addition to performing grounds maintenance and assisting with interoffice relocations and associated structural modifications. Performs related functions.
General ResponsibilitiesMaintains and adjusts all building systems operations including but not limited to mechanical, electrical, heating/air conditioning (HVAC), and sanitary systems.
Performs a wide variety of skilled and semi-skilled maintenance, adjustment, and repair tasks for heating, ventilation, and air conditioning (HVAC), electrical, plumbing, structural, fire alarm and sprinkler, and security systems.
Performs preventative maintenance on building systems based on maintenance schedules.
Uses work orders, visual observation, equipment sounds, measurements, tenant communications, equipment history, schematics, and equipment manuals to gather information, troubleshoot problems, and determine if systems are operating properly.
Responds to service calls from building tenants, troubleshoots problems, and determines whether they are the tenant’s or Airports Authority’s responsibility.
Provides tenant with an explanation of the problem and who is responsible for addressing it. Contacts Supervisor if assistance is needed.
Opens work orders and oversees repairs; closes work orders upon completion of repairs.
Performs basic electrical maintenance, installation, and repair work for such equipment as wall switches, outlets, light bulbs/tubes, ballasts, sockets, fuses, and light fixtures.
Performs basic plumbing and mechanical maintenance including fixing leaks, unclogging drains, and replacing faucets, toilets, and valves.
Performs basic building system component maintenance, such as on walls, doors, locks, floors, and ceilings. Paints interior and exterior building walls. Hangs pictures and moves office furniture.
Performs basic HVAC and water system repairs and maintenance (e.g., adjusting controls, changing belts, draining, and cleaning cooling towers, change air handler filters, adding or removing refrigerants).
Replaces or updates inoperable or old building materials and appliances, including small motors, belts, pumps, sinks, doors, smoke alarms, ceiling tiles, and light fixtures.
Plans and estimates time and materials needed for projects, determines task sequence, and coordinates work schedule with the supervisor and the requestor.
Operates a variety of hand tools (screwdrivers, wrenches, ratchets, hammers), power tools (drills, grinders, pipe snakes, soldering equipment), and measurement devices.
Responsible for grounds maintenance, including snow removal and coordination and oversight of service contractors’ performance.
Attends monthly safety meetings and meets daily with Asset Maintenance Coordinator.
Orders parts and equipment for specific repairs or to replenish storeroom inventory using a purchasing card (P-Card). Maintains P-Card records and reconciles monthly statement. Maintains equipment purchase and repair history records.
Works with the Airport Administration Department and the Office of Marketing and Consumer Strategy to support the tenant leasing program. Ensures that building systems are operational in suites to be shown to prospective tenants. Provides potential tenants with square footage and system capabilities.
Coordinates contractor work for facility repairs and tenant construction projects.
Oversees and assists with interoffice relocations and associated structural modifications.
May assist in leasing tours and escorting contractors working on Airports Authority buildings.
Performs other duties as assigned.

QualificationsAdditional Qualifications/ResponsibilitiesFour years of progressively responsible experience in major facility/building maintenance and repairs including for HVAC, electrical, and plumbing systems and carpentry.
OR Four years of approved apprenticeship training in one of the core trades of the position (HVAC, electrical, plumbing, or office structural modifications) and one year of practical trade experience.
Knowledge of and skill in operation, maintenance, troubleshooting, and repair for multiple building systems and related equipment (HVAC, electrical, plumbing, mechanical, and fire).
Knowledge of and ability to ensure compliance with building codes and life safety codes.
Ability to make sketches to plan and lay out work for special projects.
Ability to analyze data and information (including blueprints and schematics).
Ability to use hand and power tools and measurement devices to make repairs.
Ability to work safely and knowledge of the safety rules, regulations, and procedures to do so.
Ability to speak and write effectively.
Skill in using a computer, computerized work order system, and time and attendance system.
Preferred QualificationsAn Associate’s Degree in Building Engineering Technology, or related field.
Facilities Management certification and/or training.
Certification for Level II: Equipment Troubleshooting and Maintenance from the Building Operator Certification (BOC) Program.
Licensed at the Journey level or higher as an HVAC Mechanic, Electrician, or Plumber with the Virginia Department of Professional and Occupational Regulation.
EDUCATIONA high school diploma or a Certificate of General Educational Development (GED).
Cerifications And Licenses RequiredA state driver’s license in good standing.
Ability to obtain a Chlorofluorocarbon (CFC) certification from an Environmental Protection Agency (EPA) approved technician’s certification program within 90 days of hire, promotion, or placement into the job.
NECESSARY SPECIAL FACTORSOperates vehicle landside and airside (requires AOA permit).
Work is typically reviewed in progress and upon completion for quantity, quality, timeliness, teamwork, customer service, and other factors.
May be subject to adverse weather conditions and dust, grease, dirt, loud noise, and potential hazards common to the airport environment. Wears personal protective gear, as necessary.
May bend, stoop, crouch, and work in a cramped position in small spaces and requires full range of body motion including finger dexterity and eye-hand coordination.
Work requires heavy physical exertion, including lifting and positioning objects of up to 80 pounds. Ascends/descends straight extension and fixed vertical ladders of up to 85 feet.
Distinguishes color coded wiring.
