JOB SUMMARY AND QUALIFICATIONS:
We are seeking a dynamic and experienced Real Estate Development Project Manager to oversee all aspects of our real estate development projects from conception to completion. The ideal candidate will possess a blend of strong project management skills, real estate expertise, and a keen eye for market trends. This role requires exceptional organizational abilities, effective communication skills, and the ability to collaborate with various stakeholders including architects, engineers, contractors, and local authorities.
WHAT YOU SHOULD HAVE FOR THIS ROLE:
  • Bachelor's degree in Real Estate, Construction Management, Business Administration, or related field.
  • Proven experience (5 years) in real estate development project management, with a successful track record of delivering projects on time and within budget.
  • Strong understanding of real estate development processes, including site acquisition, entitlements, design, construction, and leasing/sales.
  • Excellent communication, negotiation, and interpersonal skills, with the ability to effectively interact with diverse stakeholders.
  • Proficiency in project management tools and software.
  • Demonstrated ability to manage multiple projects simultaneously and prioritize tasks in a fast-paced environment.
  • Knowledge of local building codes, zoning regulations, and permitting processes.
  • PMP or other relevant certifications are a plus.
RESPONSIBILITIES:
  • Project Planning and Development:
  • Lead the planning and development of real estate projects from initial concept through to completion, ensuring alignment with organizational goals and objectives.
  • Conduct feasibility studies, market analysis, and risk assessments to determine project viability and potential return on investment.
  • Develop comprehensive project plans, timelines, and budgets, and monitor progress against established benchmarks.
  • Stakeholder Management:
  • Serve as the primary point of contact for internal and external stakeholders including investors, partners, contractors, and regulatory agencies.
  • Foster strong relationships with stakeholders to facilitate effective communication and collaboration throughout the project lifecycle.
  • Address stakeholder concerns and manage expectations to ensure project success and stakeholder satisfaction.
  • Permitting and Regulatory Compliance:
  • Navigate the regulatory landscape to obtain necessary permits, approvals, and entitlements for real estate development projects.
  • Ensure compliance with local zoning regulations, building codes, environmental requirements, and other relevant regulations.
  • Mitigate potential risks and proactively address compliance issues to avoid delays or setbacks during project execution.
  • Budgeting and Financial Management:
  • Develop and manage project budgets, including cost estimation, expense tracking, and financial forecasting.
  • Identify cost-saving opportunities and implement strategies to optimize project financial performance.
  • Monitor project expenditures and financial metrics to ensure adherence to budgetary constraints and maximize return on investment.
  • Construction Oversight:
  • Coordinate with architects, engineers, and contractors to oversee the construction phase of real estate development projects.
  • Conduct regular site visits and inspections to ensure quality control, safety compliance, and adherence to project specifications.
  • Manage construction schedules, resolve any issues or conflicts that may arise, and keep key stakeholders informed of progress.
  • Project Documentation and Reporting:
  • Maintain accurate project documentation, including contracts, permits, plans, and other relevant records.
  • Prepare regular progress reports, presentations, and updates for senior management, investors, and other stakeholders.
  • Analyze project performance metrics and provide insights and recommendations for continuous improvement.
