W3Global Inc is Hiring a REGIONAL OWNER’S REPRESENTATIVE Near Incline Village, NV

Principal Objective of Position: The Regional Owner's Representative (ROR) will serve as a liaison on behalf of Our client in providing management, support, and oversight at the company's owned properties. The ROR will work in collaboration with specific site Property Managers to ensure owner objectives and goals are met. They will also conduct quarterly comprehensive audits to ensure compliance with standard operating procedures and regulatory requirements. Initially, there are expected to be between five and seven properties under the ROR, focused mainly on Kentucky and Indiana, with future growth opportunities available. The ROR will act as the owner's "eyes and ears," visiting the sites regularly and ensuring that the onsite teams are meeting stated benchmarks. When necessary, the ROR will work at properties to ensure acute operational corrections are made or fill in as an interim Property Manager. This will be a critical support position with the specific role focused on both identifying and correcting deficiencies at underperforming assets and establishing best-in-class practices for the sites moving forward.
The ROR Will Ensure That
  • They demonstrate a high degree of engagement and visibility at the properties owned by Our client.
  • Property Management firms onsite are both supported and held accountable to ensure the property's performance is maximized.
  • They hire, train, coach, evaluate, and mentor on-site or roving office and maintenance employees.
  • Proactively identifies and addresses operational and compliance deficiencies.
  • Optimize staffing levels across properties to ensure efficient operations
  • They effectively communicate and form positive relationships with staff, owners, asset managers, partners, and the community at large.
  • Plans are developed and implemented to improve underperforming properties.
  • Best practices are created, implemented, and enforced at all properties.
  • Internal and external reporting requirements are met.
  • Financial performance benchmarks are established and monitored to ensure properties achieve profitability goals.
  • Strict adherence to all regulatory compliance requirements is maintained to mitigate risk.
  • Assets are preserved and maintained to the highest standards.
  • They are prepared to respond effectively and efficiently during emergency situations, prioritizing the safety and well-being of all employees and residents.
  • Stakeholder satisfaction is a continual focus - owners, lenders, regulatory personnel (when applicable), employees, and residents.
  • When directed by ownership, identify, hire, and transition the third-party management.
Requirements
  • Training/Education/Other
  • College education preferred.
  • Strong technical skills in the MS Office suite of products and with Yardi property management software.
  • Experience in budgeting, revenue enhancement and expense control.
  • Strong track record of successful personnel management.
  • HUD and LIHTC compliance knowledge with certifications is preferred.
  • Experience/Skills
  • Property management experience at the Regional Property Manager level.
  • Strong knowledge of accounting and financial reporting.
  • Annual budget preparation.
  • Completion of regulatory compliance requirements for HUD and LIHTC properties.
  • Special Requirements
  • Excellent oral and written communication skills.
  • Outstanding organizational and time management skills.
  • Excellent computer skills, with emphasis on Yardi, MS Word, and MS Excel.
  • Ability to travel to all of the properties monthly with some overnight travel required.
Essential Functions
  • Able to assess underperforming assets and provide strategic insight and develop strategic improvement plans to address deficiencies.
  • Ensure the implementation of the operating plan and recommend adjustments as needed to achieve articulated goals and ownership objectives.
  • Oversees the annual preparation of property budgets for review by deadlines established by owners or as outlined in management agreements.
  • Reviews property financial performance monthly with on-site Area Managers and Property Managers and addresses variances.
  • Oversees all aspects of regulatory compliance, when applicable.
  • Conduct a comprehensive internal audit at each property on a quarterly basis (sample audit attached).
  • Prepare monthly and quarterly asset management reporting to ownership.
  • Ensure all external reporting requirements are met.
  • Other duties as assigned by the COO.
