Waller Group Property Management is Hiring an Associate Near Dallas, TX

Waller Group is seeking a growth-oriented candidate with a desire to learn about the commercial investment sales sector. This role offers the opportunity to work directly with Senior Broker-Owner as your Mentor. You will learn about multifamily and investment property valuation, financial analysis, and sales strategies.
This role is centered around assisting Senior Broker executing the sales marketing plan for listings, following up with inbound lead inquiries, making outbound calls to follow up with existing and new property owner contacts. With training, you will be following up with private client owner operators of multifamily properties.
ESSENTIAL RESPONSIBILITIES
  • Make 225 dials per week utilizing Waller Group’s proprietary sales process.
  • Conduct market research to understand market averages including price per square foot, occupancy averages, property management obstacles.
  • Obtain property financials from owners/operators including T12, rent roll, P&L statements
  • Learn and complete initial investment property underwriting for acquisitions and also sales.
  • Execute the Waller Group Marketing Plan
OUR IDEAL CANDIDATE WILL HAVE THE FOLLOWING QUALIFICATIONS
  • Unwavering integrity, strong desire to learn and transact value-add and opportunistic real estate investments
  • Proficient with technology
  • Bachelor’s degree in Business, Finance, or comparable experience.
  • Fundamental Financial analysis and commercial investment real estate terminology (Training provided)
  • Sales Experience or supporting credentials (minimum 6 months - 2 years)
  • Outstanding communication and presentation skills, both verbal and written
  • Ability to interact with clients comfortably and confidently
  • Must be able to work successfully and efficiently in a team environment
  • Math and analytic comprehension skills
BENEFITS OF THE POSITION
  • Interface daily with high-net-worth individuals and owners of multifamily investment property portfolios.
  • Learn through direct mentorship with industry veteran and company founder Logan Waller.
  • Learn the highest and best use of commercial real estate, property acquisition strategies, and best practices for investment real estate sales, brokerage, management, and disposition.
  • Utilization of the best tools and research available in the industry available, including software designed to specifically target owners of investment real estate, including debt structure, tenure of ownership, and probability of selling.
  • In-house high-net-worth purchaser, guaranteeing investment sale purchases
  • Full suite of support tools and administrative support staff
  • Guaranteed hourly pay and commission opportunities
COMPENSATION: First year compensation estimate $45-90K no cap. $20 per hour draw against future commissions with bonus paid for each assisted listing and closing. Draw amount may be increased after 30 days on the team depending on performance. Draw is the disbursement of pay that has not yet been earned. You may draw out $20 per hour against your future commissions to be earned. Upon payout of commission, whatever you’ve drawn at that time will be deducted from the commission payment. Draw is paid out biweekly with payroll disbursement.
GCI: Gross Commission Income.
Seller-procured transaction: A transaction in which the Junior Associate was responsible for procuring the seller within the deal through prospecting efforts.
