Weidner Apartment Homes is Hiring an Area Service Manager Near Tulsa, OK

Position Summary:

As an Area Service Manager, you will work directly with the Maintenance Manager and Service Manager to mentor, train, and work with the service team members to oversee all maintenance aspects for your assigned area. This associate must exhibit a high level of maintenance knowledge with the skill sets required to lead a service team. This role will work alongside the Community Directors to ensure achievement of financial performance and increase asset value. A successful Area Service Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.


Primary Responsibilities:

  • Teach, train, empower and support all staff reporting to you, to ensure efficient maintenance operations
  • Manage any staff issues promptly; communicate performance evaluations of site staff to Area Director and/or Regional Director and/or Regional Maintenance Director
  • Assist with interviewing and recruiting associates; mentor and develop all maintenance and housekeeping associates
  • In conjunction with Maintenance Manager, prepare and supervise apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs
  • In conjunction with Service Manager, perform and assign service requests for residents daily and timely
  • Perform and oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc
  • Perform move-out walks and final walks on all units
  • Perform and oversee detailed work with carpentry, drywall repairs and interior/exterior painting, etc
  • Ensure maintenance and housekeeping associates produce accurate and timely payroll records; manage overtime except for an emergency
  • Clean and supervise pools as needed, monitor chemical balance, maintain logs as required by city ordinances, when applicable
  • Perform pre-move out inspections with Community Director, timely
  • Schedule timely completion of make-readies and service requests with maintenance staff and vendors
  • Ensure daily grounds maintenance of the property is addressed including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkways
  • Manage and complete property improvements and preventive maintenance scheduled tasks, promptly
  • Maintain accurate documentation of all replacements and on-site purchases, including product warranty information
  • Prioritize service responsibility for all maintenance and housekeeping associates daily and complete duties as needed
  • Manage vendor relationships for best pricing, quality and service
  • Reorder inventory supplies as necessary within the property’s budget parameters
  • Must utilize personal cell phone and specified apps as part of your daily role
  • Must use personal vehicle to go between properties and pick up supplies as assigned during work hours
  • Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards
  • Accompany vendors to vacant and/or occupied units, as needed
  • Monitor supplies and maintain equipment
  • Ensure maintenance shop/custodial area is clean, organized, and professionally presentable at all times
  • Follow all company key logging and storing procedures
  • Regular and effective communication with Community Directors, Area Directors and Regional Maintenance Director
  • Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness
  • Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
  • 5 years maintenance experience required
  • Prior management experience required
  • Advanced mechanical aptitude required
  • Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a time
  • Able to use appliance dolly, push/pull up to 200 pounds
  • Able to work outdoors in all weather conditions
  • Able to be on feet constantly for entire work shift, if applicable
  • Strong knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems
  • HVAC, CPO, EPA certification required, if applicable
  • Industry designations, CAMT desired
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email, and text
  • Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
  • Yardi and Paycom experience preferred; Willing and able to learn new software programs

  • Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times
  • Work effectively and cooperatively in a team environment and/or independently
  • Ability to work outside of normal scheduled hours as needed
  • Willing and able to be assigned to other Weidner properties as needed
  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Must have access to personal vehicle and/or reliable transportation, at all times
  • Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
