The Maintenance Manager reports directly to the Executive Director and is responsible for maintaining the interior and exterior of the building, maintaining the grounds, resident units, interior and exterior of the building and to ensure that all well maintained.

Essential Duties and Responsibilities include the following:

• Repair and oversee the maintenance of equipment and building facilities
• Maintain all areas inside the building, including the offices, resident rooms, activity areas, common areas, storage and trash rooms, etc.
• Track and respond to all work orders in a timely fashion
• Train staff on day-to-day operations and emergency procedures
• Prepare and refurbish apartments for resident move-ins. MUST have experience in all trades, including painting, electrical, HVAC, plumbing, laminate countertops, blinds, etc. and that all work is done in a professional manner with professional results
• Ensure fire safety and emergency procedures/records/measurements follow regulations and environmental concerns (natural disasters, fires, loss of electricity, plumbing issues, pipe breakages, etc.)
• Inspect resident apartments for potential problems and hazards
• Schedule and/or perform preventative maintenance and keep quality assurance records
• Transport residents in company vehicles as scheduled and as needed
• Respond to emergencies outside of normal working schedule as necessary
• Other duties may be assigned.

Requirements:

Education

High school graduate, a minimum of 3 years related general maintenance experience; OR equivalent combination of education and experience.

Skills/Experience

• Two years of supervisory experience preferred
• Extensive knowledge of all building systems and related code requirements, systems included plumbing, HVAC, electrical, and equipment repair
• Strong leadership skills
• Strong communication, customer service, and organizational skills
• Self-motivation and accountability for results
• Possess an appreciation of seniors and an understanding of the aging process
• Proficiency in Internet browsers and Microsoft Office
