Wellspring Lutheran Services is Hiring a Property Manager Near Detroit, MI

Description

Hello! Thank you for your interest in joining the Wellspring team as a part-time Property Manager. As a statewide nonprofit serving families and children in need of support, we take a whole-person approach to our organization and delivery of our services — because we believe we must find the strengths in people and build on these for lasting change to occur.
As a Property Manager, serving within the Oakman Place team at Wellspring, you’ll be part of a team administrative professionals and maintenance workers. In this position, you'll be directly supporting your community to help seniors and individuals get the resources they need. You will bring at least 2 years of experience with apartment management/property management in tax credit - LIHTC housing and you will also have a high school diploma or equivalent (preferred).

As a Property Manager, you will:

  • Answer all tenant questions, problem calls (lock outs, disturbances, annoyances etc.) repair request and emergencies promptly; repairs should be corrected within 24 hours; if more time is needed, Resident must be advised as to the reason for the delay
  • Inspect the property and grounds each day on duty and not less than once per week
    Be available to the Residents at times agreed upon; check answering machine messages and return calls or investigate complaints promptly
  • Be available to give and receive applications and answer rental questions of all perspective Residents; Asset Management is an Equal Housing Opportunity manager; all persons may apply; sign leases as required
  • Show vacant units to perspective applicants
  • Log all long distance calls; payment for all personal long distance calls is the responsibility of the manager, charges for long distance are authorized as a payroll deduction
  • Do preventative maintenance inspection at least once per year; prepare list of apartments occupied for five years or more and note need for carpet replacement and repaint
  • Maximize efforts to achieving 100% occupancy, and keep active waiting list up to date at all times
  • Follow up contact with Leads on a regular basis including telephone calls, home visits, mailings, invitations, and other methods as deemed necessary to maintain 100% occupancy
  • Networking activities in the community to generate referrals, also participating in community outreach, expos, and programming to educate the community
  • Invitations to community groups to visit and utilize facility
  • Document daily, weekly, and monthly sales reports and marketing activities  Provide regular reports to superiors and stakeholders
  • Assist residents in obtaining income documentation and completing tax credit verification, working within prescribed time limits Submit to supervisor for final review in timely fashion
  • Complete the tenant complaint log as calls are received; mail the log weekly to Asset Management; sign and date the log; this is a record of all calls or complaints, concerns and repairs
  • Complete the building inspection report and mail weekly to Asset Management
  • Keep the complex in a clean, orderly fashion; utilize janitorial help, maintenance personnel and subcontractors as needed; manager is responsible for the total property
  • Assign work and supervise all complex employees
  • Assign and supervise all subcontractors who work at the complex and authorize payment of invoices by the use of work orders and / or signature on the invoice
