SummaryThe Senior Vice President, Head of Development will provide strategic input and recommendations to senior management teams on all matters relating to new development and construction. This will include site selection, zoning and entitlement encompassing contracts, design, value engineering, budgets, construction techniques, schedules, project management, closeout procedures and transitional matters. This position will also lead the management and development of new ground up communities and expansions as well as large scale renovations across the Welltower portfolio while creating high quality, sustainable and profitable communities by balancing cost, design and efficiency.

TRAVELSome out-of-area and overnight travel may be expected.
Minimum RequirementsExperience: A minimum of seven years of relevant experience in project and development management, with extensive familiarity with the health care, senior housing, lodging and apartment sectors are desired.
Education: Bachelor’s degree in relevant field is required. AIA and/or LEED professional certification is preferred.
Key Responsibilities
- Lead an internal team that manages all aspects of development and construction in the Company’s portfolio, both nationally and internationally. Assist in the selection of the design team including preparation and review of RFPs. Assist in the selection of contractors including preparation and review of RFPs.
- Provide strategic input and recommendations to senior management teams on all matters relating to site selection, zoning and entitlement.
- Design and implement best practices and systems that will help the Company drive strategic initiatives, optimize development project outcomes, and assure that all partners and stakeholders perform in accordance with their agreements with the Company.
- Partner with the acquisitions and investment teams on site due diligence and project feasibility, including pro forma financial modeling and other future planning activities.
- Support the preparation of investment analyses and packages for submittal to internal and external investors and potential debt providers, working closely with the acquisition and investment management teams.
- Review development proposals, and all development components prior to deal closing, including performing development cost analyses, creating pre-acquisition checklists, preparing plan reviews and property condition reports, and preparing due diligence checklists.
- Systematically mange project status and communicate all findings and provide recommendations for the development project to include project outcomes, schedule, and project costs (budget to actual) to senior leadership during regularly scheduled meetings.
- Lead the development team through each stage of the project including programming, conceptual design, bidding and negotiation, and all public agency approvals, consultant work product and agency submittals and approvals. Ensure a detailed critical path schedule is created and maintained through the project life cycle.
- Manage a comprehensive inspection program to support acquisition due diligence, facility renovations and ongoing and periodic facility inspections.
- Accountable for project outcomes and achieving project targets, specifically budget and financial goals.
- Develop team members to support the Company’s objectives and implement staff planning and development initiatives.
- Perform all other duties as assigned.
