Job Title: Facilities Manager
Purpose: To maintain campus facilities in a safe, clean and sanitary condition in order to allow church ministries to be effectively conducted. To supervise Part Time Custodial Staff.
Skills: Must have basic knowledge of: mechanical, electrical, plumbing, and heating to include boilers and air conditioning. Skills such as changing filters, blowing off furnaces, changing light bulbs and fixtures, and minor plumbing concerns. Ability to dust, mop, vacuum, clean floors, etc. Must possess an ability to give directions and be capable of serving in a teaching/training capacity. Must be dependable, organized, resourceful, cooperative, and flexible.
Physical Requirements: Must be able to lift 50 pounds. Must be able to work in differing postural positions.
Background Check: Must pass background check as required by the State of DE.
Accountable: Accountable to Administrative Assistant, Senior Pastor and Staff Parish Relations Committee (SPRC)
Schedule: 8:00 AM - 12:00 PM (20 hours per week) Monday through Friday with the ability to be on call, after hours, for emergency purposes.
Duties:
- Perform routine maintenance ()
- Coordinate with Trustees
- Coordinate with Contractors
- Coordinate with custodial and office staff for the completion of Work Orders.
- Order and replace supplies as needed (). Ensure kitchen supplies are stocked and ready for use by church members’ for church related events.
- Assist Office Staff and work with Preschool Staff upon request as time permits.
- Train and supervise part-time custodial staff to ensure all custodial duties and responsibilities are clear and being performed as required.
- Assist with duties of part-time custodial staff in the event of absence or vacation (compensation in the form of paid hourly salary for additional hours worked) as approved by Senior Pastor and/or SPRC Chair.

Detail of Routine Maintenance:
- Heating and Air Conditioning: Bring heating and air conditioning units up on line as season requires. Observe general operation daily, change filters quarterly, flush boiler weekly during heating season.
- Ceilings and Bulbs: Change ceiling tiles and light bulbs, throughout the church facilities, as necessary.
- Working knowledge of computers: At a minimum skill level.
- Perform: Daily, walk around outside facilities doing general inspection. Monthly, check of emergency exit lights and repair as needed.
- Inspections: Track and schedule required inspections (i.e. Fire and City).
- Fire Alarm Drills: Perform monthly drills.
- Clean All Second Floor Offices/Rooms to include: Sanctuary/Balcony, Family Restroom, Choir Rooms, Music Director’s Office, Church Treasurer’s Office, Sacristy and stairwells: Vacuum/Dust Mop at least one time per week; and, dust once per week. Remove trash as necessary.
- Clean Front Stairs: Vacuum twice per week. Dust once per week.
- Clean All First Floor Offices/Rooms to include: Administrative Staff Offices, Senior Pastor’s Office, Associate Pastor’s Office, Youth Director’s Office, Library/Conference Room, Parlor and Chapel — Vacuum weekly, remove trash daily, dust at least once per week.
- Restrooms: Men’s: Daily — Mop floors, check toilet paper, paper towels and soap dispensers, clean sinks and toilets. Ladies’: Inspect Daily (Preschool janitorial staff responsible for cleaning).
- Kitchen: Maintain dishwasher, supply with serviceable soap cartridge. Check sink drains/plumbing for proper drainage.
- Ice Machine: Change filter as required.
- Floors: Annually, in August, strip and polish kitchen, restrooms, and second floor choir suite, offices, and family restroom.
- Carpeted Areas: Shampoo areas as needed or, at least, twice a year.
- Supervise:* Daily*, dust mopping of Fellowship Hall floor; and, cleaning of the Education Building and Student Ministry Center.
- After Hours Call Out: Respond during off duty hours when emergency arises. Trustees are first called. The Facilities Manger will be called in only as determined necessary. Compensation for those hours would be approved.
- Other duties as may be deemed necessary by either the Senior Pastor, SPRC Chairperson or Trustee Chairperson.
Supplies: Kitchen/Bathroom/Offices. Place order for and replace supplies as needed:
- Paper products
- Soaps
- Cleaning supplies
- Plastic trash bags
- Vacuum cleaner supplies
- Dust clothes and dust mop covers
