Regional Property Manager
SUMMARY
The Regional Property Manager is responsible for the business plan execution for an assigned portfolio of properties. They will have a proven track record in managing a diverse portfolio of properties, be a motivator, a good communicator, and a hands-on manager. The Regional Property Manager has direct accountability over Property Managers to ensure implementation and execution of all corporate policies and procedures and standardization of skills and training for their team.
CLASSIFICATION
The position is a full-time, regular, exempt position.
REPORTING RELATIONSHIP
The position reports directly to the Regional Vice President.
ESSENTIAL FUNCTIONS
• Implements and manages individual property business plans, including investment objectives, compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
• Provides weekly, monthly, quarterly and/or annual reporting.
• Reviews and approves of all property purchasing with complete adherence to the expense budget.
• Partners with the marketing team to develop marketing budgets and plans as well as monitor ad effectiveness and spend.
• Engages in revenue management pricing, including attendance at all pricing calls with the pricing manager.
• Reviews resident and mystery shop survey results and creates action plans for team members who do not meet minimum requirements.
• Oversees marketing activities, such as reviewing market comps and economic information, reviewing weekly lead and follow up reports, and reviewing screening results and metrics.
• Knowledge of property specific front-end technology and ensures property staff utilizes systems as intended.
• Oversees property risk management, safety standards, and team member and resident liability.
• Works with Property Managers and Maintenance Supervisors to ensure timely preparation of rent ready apartments to fully meet the demand of the market.
• Determines, implements, and follows up on any corrective action plans for deficiencies found at properties.
• Ensures partnerships with vendors are executed in a manner which provides protection for WWCo and is consistent with management agreements.
• Enforces utilization of preferred national vendors to guarantee best pricing or aggregate proven local vendors to leverage pricing in that area.
• Monitors aged payable reports to ensure that invoices are being processed and paid timely.
• Responsible for handling and resolving escalated complaints from residents.
• Oversees and reviews resident survey programs within assigned portfolio.
• Ensures training requirements are being met by onsite team members within assigned portfolio.
• Participates in onboarding and off-boarding activities related to property transitions.
• Completes Property Inspections and Cash Control Inspections on a monthly basis.
• Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Manages Property Managers who supervise their team consisting of Assistant Manager, Leasing Professional, Maintenance Supervisor and Maintenance Technician. The Regional Property Manager is responsible for the overall direction, coordination, and evaluation of these employees. This position carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
QUALIFICATIONS
To perform the role successfully, an individual must be able to perform all essential functions satisfactorily. EDUCATION AND EXPERIENCE
• Bachelor's degree from four-year college or university preferred; or three to five years related experience and/or training; or equivalent combination of education and experience.
• Intermediate computer skills using Yardi, Microsoft Office Suite (Word, Excel, Outlook, and PowerPoint) and various other computer applications.
• Previous supervisory experience, demonstrating the ability to coach, mentor, and model desired behavior by defining responsibilities and expectations; setting goals and objectives; giving performance feedback; motivating for increased results; recognizing contributions; and encouraging training and development.
• Ability to draw data driven insights from systems-driven reporting and communicate in business and financial terms to various stakeholders.
• Experience working with financials and budgets. • CPM, CCI, RPA, CAM preferred.
• Real estate license preferred (required in some markets).
