Job Description

The Development Finance Manager (DFM)supports the Finance Director in planning & reporting development capital project spend for Westgate Resorts. The desired candidate will work collaboratively across departments acting as a key liaison between Development Project Managers, Operations, Contract Administration, Resort Accounting and Corporate Accounting. This role is critical to maintaining accurate financial reporting throughout the capital project life cycle from project approval at the beginning through asset creation at the end of project life.

The DFM is responsible for delivering regular cash flow planning for Developer Capital and HOA Reserve spend. Reporting responsibilities for this role include preparation of Developer Capital WIP reconciliations and rollforwards. Additionally, the DFM monitors compliance of relevant Corporate Policies and Procedures while keeping an eye toward opportunities for process improvement.

The DFM provides the highest level of customer service while efficiently anticipating and responding to client’s needs. In a fast-paced environment with high visibility, the candidate must project a professional corporate image through interactions with partners at all levels across the organization and be able to work well under pressure.

Essential duties and Responsibilities

  • Manage the cash flow forecast process for developer and reserve capital projects
  • Lead the annual budget and long-range planning processes for HOA Reserve spend
  • Implement solutions to prevent project delays and meet budget and cash flow goals including review of proposed project budget prior to executive approval
  • Lead monthly close process - includes review of journal entries (i.e., capitalized interest, manual depreciation), Inventory and PP&E WIP reconciliations and percentage of completion calculation.
  • Act as a key point of contact for on-property accounting staff, GM and department heads to effectively manage HOA reserve spend while providing training on new processes
  • Oversee the active project list to ensure projects are created and closed in timely fashion
  • Identify and coordinate large- and small-scale process improvements within Development Finance
  • Work with Systems support team to develop technological efficiencies
  • Support Interim and Year-End Audit deliverables
  • Produce pro forma and postmortem analyses on revenue-generating initiatives
  • Ensure adherence to departmental policies, procedures and practices.
  • Train and develop junior staff
  • Assume other duties and responsibilities required or assigned by management.
  • Must comply with all CFI policies and procedures.
  • Must represent Westgate Resorts in a professional manner through appearance, dress, and professional behavior at all times, as dictated in the Associate's Handbook.
  • Must work diligently to gain knowledge and experience to execute the role to its full potential.
  • Other duties as assigned by leadership.

Qualifications

  • Bachelor’s Degree in finance or accounting, Masters preferred
  • 6 years’ F&A experience with 3 years supporting financial project management
  • Timeshare/Hotel Industry experience preferred
  • Proficient in Microsoft Office products
  • Experience in Oracle Fusion or similar ERP preferred
  • Strong ability to develop partnerships with internal clients/others
  • Excellent interpersonal and communication skills
  • Ability to organize and prioritize work
  • Ability to work in a team to achieve departmental and corporate goals
  • Adaptable to a fast-paced environment
  • Self-starter who actively seeks opportunities for process improvement
