About the Role

• The Financial Analyst – Acquisitions & Development will play a critical role within the Acquisitions & Developments Department, working closely with the acquisition, development, and finance teams. This position involves underwriting support, performing due diligence, and completing ad-hoc analyses. The analyst will interact with a variety of internal and external stakeholders, including title companies, third-party due diligence providers, brokers, banks, and municipalities. A financial analyst will have a strong background in financial modeling and analysis, excellent communication skills, and the ability to work both independently and as part of a team.

Duties and Responsibilities

• Conduct due diligence for acquisitions, gathering market, financial, and physical data such as environmental reports, appraisals, surveys, and title documents.
• Perform financial analysis including acquisition and development modeling, sensitivity analysis, and IRR waterfall modeling.
• Review loan documents, summarizing key information, covenants, and reporting requirements in abstracts.
• Engage with brokers for market research and to identify new acquisition opportunities.
• Consolidate and present financial information to senior leadership.
• Review all closing documentation for transactions to ensure accuracy.
• Provide analytical support to the Asset Management team as needed.

Miscellaneous Duties

• Manage the overall debt portfolio.
• Conduct covenant reporting.
• Support Asset Management and Operations.
• Perform real estate tax analysis.

Supervisory Responsibilities

• This position does not have direct supervisory responsibilities but may provide guidance to junior analysts or interns and work collaboratively with other departments to ensure seamless integration of tasks and responsibilities.

Experience and Skills

• Advanced proficiency in Microsoft Excel.
• Strong ability to quickly perform accurate financial modeling for underwriting prospective opportunities.
• Capacity to evaluate and interpret term sheets, loan documents, and legal documents with precision.
• Fluency in real estate return metrics, waterfall modeling, and capital markets.
• Superior written and verbal communication skills, with the ability to work effectively at all levels of the organization.
• Detail-oriented and organized, with a high level of accuracy and attention to detail.
• Demonstrated ability to work both independently and as part of a team, coordinating with internal/external legal, due diligence, finance, and asset management teams.
• Proven ability to work collaboratively in a fast-paced, dynamic environment and manage multiple projects simultaneously.

Preferred Experience

• Minimum of (3) years of experience in financial analysis, investment underwriting, or real estate acquisitions, preferably within the real estate investment industry.
• Experience with Argus software.

Education

• Bachelor's degree in finance, accounting, real estate, or related field required; master’s degree or CFA designation preferred.

• This role primarily operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.
• The position may occasionally require the employee to work outside the office, visiting properties or attending meetings with external stakeholders.
• While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
• This is a full-time position. Days and hours of work are Monday through Friday, 8:00am to 5pm. This position may require longer hours and occasional weekend work as job duties demand.
