White Lotus Group is currently looking for a full-time Commercial Property Manager to join our team in the Omaha area. This team member is responsible for overseeing the operation, leasing, and management of commercial properties.
The ideal candidate will be working with property owners, tenants, and vendors to ensure the efficient and profitable operation of commercial real estate assets. The manager is responsible for maintaining the properties, maximizing occupancy rates, and increasing property value while adhering to local regulations and company policies.
Key Responsibilities:
· Property Management: Manage day-to-day operations of commercial properties, including office buildings, retail centers, industrial facilities, and mixed-use properties. Ensure properties are well-maintained, secure, and compliant with safety regulations.
· Leasing and Tenant Relations: Participate and/or manage leasing activities, including advertising available spaces, negotiating leases, renewing contracts, and ensuring that the property and spaces are in lease ready condition. Build strong relationships with tenants, addressing their concerns promptly and ensuring high tenant satisfaction.
· Financial Management: Develop and implement property budgets, track income, expenses, and capital expenditures. Optimize property financial performance, identify cost-saving opportunities, and maximize property revenue.
· Vendor Management: Collaborate with contractors, maintenance teams, and service providers to ensure timely and high-quality property repairs and improvements. Obtain competitive bids for services and monitor vendor performance.
· Lease Administration: Manage lease agreements, ensuring compliance with terms and conditions. Collect rent payments, address late payments, and handle lease-related legal matters as needed.
· Property Reporting: Generate regular reports on property performance, including occupancy rates, financial performance, and tenant satisfaction. Present reports to property owners and upper management.
· Risk Management: Identify and mitigate potential risks related to property management, safety, and legal compliance. Ensure properties are properly insured and handle insurance claims when necessary.
· Market Research: Stay updated on market trends, property values, and economic conditions to make informed decisions on property positioning, rental rates, and investment opportunities.
· Legal Compliance: Ensure compliance with local, state, and federal real estate laws, building codes, and regulations. Handle tenant disputes, evictions, and other legal matters professionally and efficiently.
· Maintain complete, organized, and accurate property file records.
· Find opportunities to generate additional revenue or reduce operating expenses implementing programs to improve or optimize operational and financial performance.
· Demonstrate a positive, professional, and customer-oriented attitude about the company with coworkers, tenants, and customers.
· Other duties as assigned.
Qualifications:
· Self-starter with the ability to handle multiple tasks, coordinates, manages and communicates efficiently and effectively. Detail oriented with strong follow-up skills.
· Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.
· Must have strong leadership and communications skills.
· Must be computer literate with prior experience in Microsoft Office (Word, Excel, and PowerPoint) and Yardi or similar PM systems.
· 5 years’ experience as a Commercial Property Manager preferred
