Multifamily Construction Project Manager / Owners Rep

White Stone Developments in Cape Coral, FL

We’re hiring a driven construction project manager to lead our team into a well-oiled machine! You’ll work directly with the owners and engineers to make a plan for the entire project and then manage general contractors to make sure it’s done right. $75,000 - $120,000 base salary, health Insurance benefits package and bonus opportunities!

Compensation:

$75,000 - $120,000

Responsibilities:
  • Have complete knowledge of all contracts, subcontract documents, drawings and specifications, shop drawings, schedules, and general conditions
  • Budget preparation and job cost tracking 
  • Reviews, monitors, and tracks construction schedule and progress and ensures overall project schedule compliance
  • Reviews and authorizes validity of contractor payment application
  • Reviews and recommends resolutions regarding contractual disputes between owner and contractor
  • Provides input to project weekly and monthly construction progress report
  • Attends weekly commercial GC project meetings
  • Maintain accurate and consistent electronic files and documentation
  • Ensure work being performed by subcontractors and handle any related issues
  • Approve work prior to payment of GC and upon thorough inspection of work
  • Provide timely reports of project milestones, costs, changes, and schedules
  • Identify cost savings and/or time schedule reduction potential
  • Maintain high-quality standard workmanship through daily inspections
  • Ability to work additional hours as necessary to meet business needs
  • Develop and maintain good rapport with contractors, city officials, and inspectors
  • Enforce and comply with company policy and strict construction standards
  • Coordinate all construction timelines and operations into an intuitive plan so the team is on schedule to meet deadlines
  • Keep key stakeholders informed of the project’s status by producing frequent progress reports
Qualifications:
  • 5 years of commercial multifamily construction experience
  • 2 years of experience as a commercial Construction Manager (not residential construction)
  • An energetic "go-getter" who takes initiative and values doing things right the 1st time
  • Highly organized with an eye for details
  • Strong follow-up and communication skills with all external and internal players of commercial construction projects
  • Bilingual fluency (English/Spanish) is a plus but is not required
  • Please provide a list of recent projects, the size of the project, and the cost
  • In-depth knowledge of the construction and entire building process, including building codes, blueprints, permits, material resources, construction processes, and project management principles
  • Strong communication skills, leadership skills, organizational skills, problem-solving skills, and time-management skill
  • Project Management Professional (PMP) certification is a bonus
  • Four-year college degree in engineering, construction management, or other similar fields
  • Knowledge of the construction industry and the entire building process, including building permits, blueprints, building codes, construction equipment, material resources, construction methods, and project management principles
  • Superb leadership capability, organizational skills, time-management abilities, and communication skills
  • Familiarity with construction project management software is highly valued
