Position Summary: Maintenance Supervisor oversees maintaining superior performance in all aspects of maintenance operations and to perform all duties required of the maintenance position. Through excellent customer service, staff, and vendor supervision, ensure that interior and exterior maintenance, capital improvements, purchasing and workplace safety is performed in accordance with Wilks Development, LLC standards and procedures, and in accordance with local, state, and federal laws. All activities of the Maintenance Supervisor will embody Kermit MPS, LLC and IHG Brand Standards service values of care, hospitality, productivity, and honesty.

Key Roles / Responsibilities:The following are essential job accountabilities:

  • Schedules work assignments for maintenance associates.
  • Assigns, directs, and/or completes the activities of maintenance associates, as well as supervise job performance of maintenance associates.
  • Oversees in setting priorities and scheduling work to meet the customer service, maintenance and capital improvement needs of the hotel. Ensure all work conforms with IHG brand standards of excellence and in time to stay compliant with IHG Preventative Maintenance schedules.
  • Maintaining that the associates comply with Kermit MPS, LLC policies, procedures, standards and government regulations.
  • Maintenance Supervisor oversees enforcement of Kermit MPS, LLC policies and standards in maintenance operations. Assist with enforcement of government and industry regulations relating to asbestos, lead- based paint, mold remediation, MSDS posting, use of safety equipment, etc.
  • Maintains the highest level of continuous repair and cleanliness at the Hotel ensuring all areas of the building are in the best condition inside and outside.
  • Perform preventative maintenance every 3 months in every room and public areas.
  • Clean out all trash from the Hotel daily as needed.
  • Provide timely response to requests for maintenance service.
  • Oversees the physical upkeep of the Hotel.
  • Paint, clean, and perform maintenance, as required.
  • Respond to requests for maintenance service within 24 hours. Maintain a culture of clear standards of excellence in all aspects of maintenance service.
  • Keeping the grounds clean and maintaining superior curb appeal on a daily basis.
  • Cleaning and maintaining all amenities and common area facilities.
  • Monitoring, servicing, and repairs of pool, as required for cleanliness and pH balance.
  • Oversees monthly lighting inspection.
  • Repair, install or remove appliances.
  • Repair A/C units. If repair cannot be done, then the maintenance supervisor will either change the unit or coordinate with a third-party service company with the authorization of the General Manager.
  • Troubleshoot plumbing repairs and replacements, including faucet and fixtures, toilets, tubs, and drains.
  • Repair and replace window blinds.
  • Troubleshoot electrical repairs, including light fixture and ceiling fan repair and replacement.
  • Caulk tubs, showers, sinks, and grout floor.
  • Repair and maintain locks, including battery changes, and time updates.
  • Keep the Fire riser room, electrical rooms, storages, pool storage, pool pump room and maintenance office in optimum organized condition.
  • Move, load, unload and carry materials such as pipes, lumber, gravel, sand maintenance parts and supplies.
  • Ensure the irrigation system is working properly.
  • Removal of furniture, appliances, and other debris.
  • Report observations of condensation, mildew or mold on windows, windowsills or building exteriors to GM if unable to take care of it.
  • Supervise, monitor and evaluate all capital improvement work or major maintenance projects.
  • Ensure compliance with job specifications.
  • Check smoke detectors in all areas of the hotel including guest rooms according to IHG Preventative Maintenance Program. Inspect smoke detectors, correct deficiencies, and provide documentation to maintain a record of the inspection.
  • Ensure AC filters are replaced monthly on the units on the roof. Replace A/C filters, as needed, when performing maintenance service requests and follow-up to ensure AC filters are replaced quarterly. Provide appropriate documentation.
  • Ensures annual inspection of all areas Fire Inspection, Elevator Inspection, food safety inspection are performed.
  • Assist in obtaining bids for maintenance services that must be outsourced.
  • Maintain an adequate inventory of maintenance materials and cleaning supplies.
  • Advise the General Manager of parts, supplies, and materials needed to meet anticipated monthly needs of the Hotel.
  • Obtain a receipt for all purchases made for the Hotel, whether from an approved supplier or from petty cash. Submit receipts to the General Manager within 24 hours of purchase.
  • Check deliveries and monitor products and materials supplied to the Hotel.
  • Control operating costs; spend maintenance dollars wisely and save money where possible, while maintaining IHG standards of excellence in the upkeep and operation.
  • Assist with monthly, quarterly, and annual safety meetings. As requested, assist the General Manager in conducting the Hotels monthly safety meetings. Adhere and comply with safety regulations, in the performance of job duties. Notify management of safety liabilities observed at the hotel. Take immediate action to eliminate unsafe conditions or practices.
  • Wear personal safety equipment, as required, verify that safety equipment is available in good repair and used, as required. Communicate non-compliance to the management.
  • Report any unsafe conditions to the General Manager or the Assistant General Manager and take actions designed to correct unsafe conditions affecting health or safety.
  • Report property damage, property loss, leaks, mold, injury and/or criminal activity or incidents.
  • Embrace IHG service values and provide friendly, responsive maintenance service. Smile and greet guests when you encounter them at the hotel.
  • Apply IHG brand standards policies and procedures to all maintenance operations of the hotel. When in doubt, clarify with management.
  • Comply with IHG professional appearance standards, dress code, or career apparel requirements. Keep work areas, maintenance shop, and storage areas organized and tidy.
  • Be available to respond to after-hours emergency needs of the hotel.
  • Will assist General Manager in the Hiring of new maintenance staff and the termination of current employees as desired by General Manager.
  • Must consult with General Manager before issuing ANY maintenance employee a disciplinary violation.
    Required Education, Experience, and Qualifications:
  • High School Diploma or equivalent.
  • Certifications/permits required by city/state to perform job responsibilities (i.e., pool operations, HVAC requirements, HUD).
  • 3 to 5 years previous general commercial or institutional general maintenance experience preferred.
  • Plumbing and electrical knowledge.
  • General sheet rock repair knowledge.

Working Conditions:

  • The hours may vary with occasional overtime in emergency situations.
  • Maintenance and cleaning supplies, large and small hand tools, electrical or gas operated hand tools, plumbing snakes, vehicles, concrete, jack hammer, appliances, tiles, fixtures, paint, concrete and tar, sealers, strippers, and grinders.
  • Hand tools, cleaning products, appliances, fixtures, tile, plumbing and electrical supplies, building supplies, sledgehammers, and shovels.
  • The employee spends time indoors and outdoors in the performance of his or her duties. More than 50% of the time may be spent indoors but the employee is required to spend time outdoors when making outdoor repairs, loading, and unloading of supplies, digging ditches, patrolling the property and grounds, removal of trash and debris, cutting the grass, cleaning the parking lot and power washing outdoor areas.
  • The employee may be exposed to fumes from cleaning or painting supplies, noxious odors, and dust. The employee may work in closed/confined spaces, attics, or crawl spaces. Other conditions include wet conditions, slippery conditions, and low light.
