As the Property Manager you are the face of Wisconsin Management Company, file compliance, resident retention and customer satisfaction is your focus.  PRIMARY DUTIES ANS RESPONSIBILITIES:

As a Property Manager your role is part file compliance, sales, part bookkeeping, maintenance scheduling and full-time customer service. While this role has its share of routine paperwork, system updates and data management, you will concentrate on ensuring that revenues are accounted for, and revenue opportunities are maximized.

  • Must have experience in Property Management/Affordable Housing (811PRA, Rural Development, LIHTC, Market units)
  • Monitor and direct rental activity, all on-site marketing activities, and maintain an in-depth, ongoing knowledge of the local market.
  • Assist in timely collection of rents, banking activities, documentation of all transactions.
  • Demonstrates knowledge of Fair Housing and other legal issues and local ordinances as they affect the property’s operations.
  • Self-initiator with the ability to problem solve.
  • Maintain resident records and files including deposits, lease applications, leases, rent increases, late payments, collections, evictions, tenant move-ins and move-outs, routinely processing banking deposits, ensuring that grounds, vacant units and common areas are maintained in excellent condition.
  • Provides positive leadership and direction to the staff and residents.
  • Inspects vacant units to ensure rental readiness, performs move-out inspections to assess condition of vacated units and monitors the condition of property common areas for potential problems including potential safety hazards.
  • Monitors property curb appeal, office and model appearance and signage.
  • Reads, follows, and implements the company and employee handbooks, property policy manuals, and any other governing documents.
  • Returns resident calls within 24 hours.
  • Ensures that all maintenance requests are handled the same day or within 24 hours.
  • Effectively show, lease, and move in prospective residents.
  • Ensures resident compliance with house rules and regulations while preserving healthy resident relations.
  • Completes all move-in and recertification interviews/intakes.

QUALIFICATIONS:

  • At least 2 years’ previous property/community management experience.
  • 1 year previous Affordable Housing experience preferred.
  • Intermediate knowledge of MS Word and Excel; proficiency with Outlook.
  • High school diploma or general education degree (GED).
  • Must have reliable transportation.
  • Must have a valid driver’s license with an acceptable driving record and proof of automobile liability insurance coverage
  • Property Management Certification is a plus. (COMP, AHM)

*Previous experience with Yardi, Rent Cafe, Right Source a plus
