Physical Plant Tech operates and maintains the facilities' physical plant equipment including boilers, air handlers, chillers, compressors, vacuum pumps, motors, etc. Inspects and tests operating equipment to ensure safe and reliable operation. Ensures equipment efficiencies are met. Performs other duties assigned by supervisor or department director according to the department policies and procedures and the mission of Woman's Hospital.

Requirements:

• Must have high school education or equivalent.
• Requires at least five years’ experience in maintenance and operation of centrifugal chillers, boilers, air handlers and the associated controls; knowledge of plant water chemistry. Also experience in repair of mechanical and electrical equipment.

Responsibilities:

• Surveys plant equipment daily to ensure proper, safe and efficient operation. Notifies supervisor of deficiencies within one working day, except for critical equipment for which immediate notification is required.
• Routinely inspects/tests equipment and systems to analyze and isolate defects which cause improper operating conditions. This may involve the use of electrical, pneumatic, mechanical and other instruments.
• Installs new and/or modifies existing equipment or operating systems in accordance with specifications and supervisor's directions.
• Maintains boiler, cooling tower, and circulating water treatment programs within established parameters. This involves chemical testing of samples, adjusting control devices, and applying proper dosages of chemicals.
• Advises maintenance employees of current equipment and systems status by verbally informing co-workers, updating boiler log and completing shift report forms as needed.
• Performs routine boiler safety inspections in accordance with established schedule and procedures; documents results and initiates repairs to correct any discrepancies.
• Performs PM assignments within the allotted time. Initiates repairs or written work order for work needed in addition to regular PM maintenance.
