Responsibilities:
Oversee and manage all operational and financial aspects of our Secane portfolio. As the Regional Property Manager, you are responsible for the overall performance of the properties, expanding and developing our brand in these territories, personnel management, resident satisfaction, and compliance with all applicable laws and company standards.
Our expectations:
Team Leader:
- Govern employee relations and employee issues, mentor, supervise, and develop the team.
- Track, enter, and ensure the accuracy of payroll for the portfolio.
- Take ownership for the performance of the portfolio. Improve each property with the goal of making it a place people want to live and call home.
- Maximize Value by minimizing expenses and maximizing rents and ancillary income.
- Inspect the interior and exterior common areas of the properties daily to ensure that common areas and curb appeal is in line with company standards.
- Oversee the maintenance supervisor and teams to ensure that the quality and efficiency of make ready’s and service requests are in line with company standards.
- This position will require you to travel from property to property on a regular basis.
Residents/Data/Reporting:
- Regularly review delinquency reports and work with our main office to ensure that legal filings are completed in a timely manner.
- Regularly review rent rolls and unit vacancy detail reports to stay ahead of current and future vacancies.
- Conduct move out inspections and fill out move out condition reports to determine what charges should be deducted from resident security deposits.
- Actively coordinate all renewals throughout the month. This includes sending letters (30, 60, 90 days) and scheduling resident appointments to discuss renewal rates and leasing options.
Marketing/Leasing
- Achieves community occupancy goals through effective leadership in marketing, advertising, and sales efforts. Oversees on-site traffic, maintains an inventory of prepared apartments, and monitors daily sales and leasing activities.
- Engages in the leasing process as required, by generating and tracking traffic, leasing apartments, qualifying prospects, preparing lease documents, and overseeing move-in procedures.
- Addresses resident and client/owner concerns and inquiries promptly and courteously. Takes immediate action to resolve issues or documents and forwards requests to the appropriate personnel.
- Updating online advertising to reflect current market pricing and community/unit features daily.
· Oversee the leasing manager and team to ensure that the processing and completion of all rental applications and lease documents are held to our company guidelines.
Hours:
· Onsite – 8:30am – 5:00pm Monday-Friday
· Must be available on-call 24 hours a day in case of emergency.

Experience Required:
· Minimum of two (2) years property management.
· Minimum of three (3) years of leasing/sales.
Compensation:
· Estimated starting salary: $80,000
· Bonuses up to $2,000 a month
